SPECIFIC POWER OF ATTORNEY

BE IT KNOWN TO ALL TO WHOM THESE PRESENTS SHALL COME that I, Mrs.


SABITRI SINGH aged about 57, PAN: DKDPS9596B, an adult, Indian Inhabitant, residing at
Flat No. 161, Tower D, Kalpataru Towers C. H. S. Ltd., Opp. ESIS Hospital, Off Akurli Road,
Kandivali (East), Mumbai – 400101, hereinafter referred to as the “Executant” (which shall
include my heirs, legal representatives administrators, executors and permitted assigns).

WHEREAS I am the owner and/or well and sufficiently entitled to Flat No. 282
admeasuring 846 sq. ft. equivalent to 78.60 sq. mtrs. carpet area on the Twenty Eight
Floor in the Tower A alongwith the exclusive right to use and occupy 1 (one) Covered
Parallel Car Parking bearing number B-8 & B-8A in the Kalpataru Towers C. H. S. Ltd. ,
situated opp. ESIS Hospital, Off Akurli Road, Kandivali (East), Mumbai - 400101,
hereinafter for sake of brevity and convenience referred and called to as “the said property”.

AND WHEREAS due to my personal commitment I am required to be away from Mumbai


hence I shall personally be unable to do and conduct necessary mense, act, deeds, matters and
things that may be required for effectually letting the said property to any person, party, body
or body public. Hence it is absolutely necessary and expedient and also I am desirous to
execute this power of attorney in favour of Mrs. SONI SINGH aged about 35, PAN:
BUVPS0620L, an adult, residing at Flat No. 106, Orchid Building, Mantri Park, Aarey Milk
Colony, Goregaon (East), Mumbai 400065 and I do hereby appoint the said Mrs. SONI SINGH,
(hereinafter referred to as the said “ATTORNEY”) as my true and lawful attorney to act on my
behalf.

NOW KNOW YE ALL AND THESE PRESENTS WITNESS that I for myself, my heirs,
administrators, legal representatives do hereby nominate, constitute, and appoint Mrs. SONI
SINGH, as my true and lawful attorney for me and in my name and on my behalf and at my cost
and risk to do, execute and perform all or any of the following acts, deeds, matters and things
written hereunder that is to say:-

1. To let, or give on leave and license basis the whole or any part or parts of the Said
property on such terms and conditions as the said attorney in her absolute discretion
thinks fit and proper, and also to accept surrender of possession from such tenant or
licensee or other occupier and to give possession to tenant or licensee or other
occupier.

2. To execute and perform on my behalf, Leave and license agreement as may be


necessary for letting, or licensing the Said property or any part thereof.

3. To appear and admit execution of such Leave and license agreement before the
Registrar or Sub-Registrar of Assurances of the concerned District or Sub-District
anywhere in India.

4. To sign any and/or all necessary forms including police verification forms, documents
and or writings that may be so necessary and required for effective discharge of duties

as Licensor thereof. The said Attorney is also authorised to give and accept possession
of the said property and shall also be authorised to sign relevant forms including the
police verification form.

5. To collect, receive and refund from/to the licensees, tenants and occupiers of the Said
property all license fees, security deposit, rent or compensation, any/other amount/s
of money that may be due or may become due to be received by me in course of
time/period on my name and on my behalf.

6. To engage, employ and dismiss any agents, clerks, servants or other persons in and
about the performance of the purpose of these presents as the Attorney shall think fit,
which may be required to be done by me.

7. To appear before the Authority/Authorities of any district or sub-district, Sub-registrar


of assurances of sub-district, Registrar of Co-operative societies appointed or to be
appointed under any Act, or Law for the time being in force.

8. To appear before the Chairman, Secretary, Working Committee, Managing Committee


of the Co-operative Housing Society appointed or to be appointed under any Act, or
Law for the time being in force.

9. To Attend, Represent, Vote, as a proxy in the Meetings of the Co-operative Housing


Society wherein I may be a member.

10. To pay, settle, adjust, deduct, and allow all accounts, Maintenance, claims and demands,
assessment and repairs and other outgoing.

11. This Power of attorney is executed without any monetary consideration and the
attorney shall have no authority to sell, assign, convey or transfer any property
belonging to me.

12. This Power of Attorney shall only be used to give on Leave and License basis the said
property.

AND I the abovenamed Mrs. SABITRI SINGH, do hereby undertake to ratify whatever
the Attorney under the power in that behalf herein before contained may lawfully do or cause
to be done in and by virtue of the presents, a photograph of my constituted attorney is affixed
herein below for identification and confirmation.

or grounds bearing CTS No. 134C, 132 A/1 to 132A/3, 135A, 135B, 135C & 136 situate, lying
and being at Akurli, Taluka Borivali in the registration district and sub district of Mumbai
Suburban

IN WITNESS WHEREOF I the abovenamed Mrs. SABITRI SINGH, have hereunto set my
