This Deed of Lease is made and executed at East Tambaram, Chennai - 59 on this 20 th day

of March 2022 Between Dr.K.Krishnakumar , son of Kanniaha Naidu, aged 55 years, residing
at No.22/17,Thirupannar Street, Sundaram Colony,East Tambaram, Chennai - 59. Here in after called
as LESSOR/LANDLORD which term shall mean where the context so admits means and includes his
legal heirs, legal representatives, executors, administrators successor and assigns of the First Part:
And Mr.Ganeshkumar son of Karuppanan, aged 27 years, Residing at No 68,Sengudam Palayam,
Thalavaipettai, Bhavani, Dalavoipettai, Erode, 638312.

Herein after as LESSEE/TENANT which term shall mean where the context so admits means and
includes their heirs, legal representatives, executors, administrators, successor in office and assigns of
the SECOND PART:

WITHESSEETH AS FOLLOWS:-

Whereas the lessor is the Land lord of the schedule mentioned property. Whereas the lessee
approached the lessor, to take on Lease of the schedule mentioned property more fully described in
the schedule here under for residential purpose for a period of ELEVEN MONTHS and the lessor also
agreed to lease out the same under the following Terms and Conditions.

1. The Lessor and Lessee agreed that the Lease is for the schedule mentioned property belongs to
the Lessor.

2. The Lessor handed over the vacant possession of the schedule mentioned property to the Lessee
under this Lease Deed and Lessee continues to enjoy the same as tenant in the same.

3. The Lessor and the Lessee agreed that, the Lease is for the period of Eleven months for
20/03/2022 onwards. The Lease is a monthly Lease which commences from 1st day of Every
English calender month and ends with last day of the same month.

4. The Lessee agreed to pay monthly Rent of Rs.9500/- (Rupees nine Thousand and Five Hundred
Only) exclusive of Electricity charges and other charges. The Lessee agreed to pay the monthly
rent on or before 5th day of every succeeding month.

5. The Lessor and the Lessee paid a sum of Rs. 50000/- (Fifty Thousand Only) as advance to the
Lessor.

6. The Lessor agreed to refund the said sum of Rs.50000/- (Fifty Thousand Only) in the event of
vacating the schedule mentioned property after deducting the arrears of rent, electricity charges
if any due and payable. The said advance amount will not carry any interest.

7. The Lessor agreed that, the Lessee taken on lease of the schedule mentioned property for
Residential purpose only.

8. The Lessee Shall not sub lease or transfer or any part of the said premises without the written
consent of the Lessor to any third parties
.
9. The Lessee does not have the right to do the maintenance, renovation work and repair in the
leased premises without written consent to the Lessor.

10. The Lessor has handed over the leased premises in good condition and after termination of
Lease. The Lessee shall hand over the said premises in the same condition as it now exists to the
Lessor. The Lessee shall allow the Lessor to inspect the Leased premises let out to him at
reasonable time.

11. They shall not store any objectionable articles in the leased premises.

12. All the Electrical fittings, lights, shall be handed over to the Lessor in a good and working
condition at the time of termination of the Lease period which was mentioned in the schedule
here under.
13. On termination of the Lease before the Expiry period both the Lessor and Lessee should give one
month notice.

14. The Lessor and the Lessee agreed that on the expiry of the Lease a fresh Lease Deed will be
agreed to executed with fresh terms.

SCHEDULE OF PROPERTY

All that piece and parcel of the building at First floor F2 portion bearing Door No.22/17, Thirupannar
Street, Sundaram Colony, East Tambaram, Chennai - 59, Tambaram Taluk and Kancheepuram District.

Tube Light 3Nos.
Bulbs
Fan with Regulator 2 Nos.
Exhaust fan 2no

IN WITNESS WHERE OF THE PARTIES HEREIN HAVE SIGNED THIER HANDS ON THE DAY, MONTH AND
YEAR FIRST ABOVE WRITTEN IN THE PRESENCE OF THE WITNESSES
