ROOF TYPE: Composition shingle roof (main roof of house), rear patio with built-up roofing.

WE HEREBY SUBMIT SPECIFICATIONS AND ESTIMATES FOR:

MAIN COMPOSITION SHINGLE ROOF:

1. Removal of all existing roofing and flashing membranes to the plywood deck surface.
2. Replacement of any damaged or deteriorated plywood decking at an additional cost of $40 per four foot by eight foot
sheet of plywood needed. Decking will be replaced in whole sheets only in accordance with recommendations by both the
National Roofing Contractors Association (NRCA) and the American Plywood Association (APA). New decking shall be APA
rated for structural use. Deck fastening will meet or exceed local building code requirements and H-clips will be used between
all rafters.
3. Replacement of following flashing materials: step flashings, collars, pipe jacks, perimeter drip edge material and all
skylight flashing material. All materials to meet or exceed manufacturer's requirements and to be installed "hidden nail" fashion
so that no "shiners" are present.
4. Cricketed saddle to be shop-fabricated from 22 gauge pre-painted steel and installed on the upslope side of the
chimney.
5. A new apron flashings, saddle flashing, and new step flashings shall be installed on the skylights. All metal to be 24
gauge G90 galvanized steel.
6. One row of ice and water protection membrane shall be installed in all valleys and around the chimney.
7. One row of ice and water protection membrane shall be installed along all eaves and shall extend past the interior wall
line a minimum of 24 inches to provide protection against damage from ice dams.
8. Installation of one layer of <<MANUFACTURER NAME>> #15 asphalt saturated roofing underlayment on deck surface
not covered with ice and water protection material. Felt will be fastened using 1 inch plastic-capped nails with a 1 inch diameter
head. Fasteners shall be at 12 inch centers along the side and end laps and at 24 inch centers in two staggered rows in the
center of the roll. Each center row will be approximately 12 inches from the side of the sheet.
9. Installation of new <<MANUFACTURER NAME>> 30 year, laminated, architectural-style algae-resistant shingles.
Shingles will be installed in strict accordance with the manufacturer's specifications and shall be fastened using four nails per
shingle.
10. Paint all vent flashings, roof penetrations, chimney flashings and drip edge. Drip edge shall match fascia color. Color of
roof penetrations and flashings to be chosen by owner.
11. Installation of a shingle-over ridge vent with a Net Free Vent Area of 18 square inches per lineal foot. Homeowner
currently has a vented soffit underneath the eaves. Vent in this area is continuous and will provide maximum intake ventilation
for the full attic ventilation system.
12. Installation of manufacturer's pre-made hip and ridge material. Hip and ridge rows will be run straight and shall be
installed according to manufacturer's instructions.

PORCH ROOF:

1. Removal of all existing roofing and flashing membranes to the plywood deck surface.
2. Replacement of any damaged or deteriorated plywood decking at an additional cost of $40 per four foot by eight foot
sheet of plywood needed. Decking will be replaced in whole sheets only in accordance with recommendations by both the
National Roofing Contractors Association (NRCA) and the American Plywood Association (APA). New decking shall be APA
rated for structural use. Deck fastening will meet or exceed local building code requirements and H-clips will be used between
all rafters.
3. Replacement of following flashing materials: perimeter gravel stop material. No other flashings present. New gravel
stop shall have a 2 inch face with a hemmed drip edge. New
4. Installation of one layer of 28 pound base sheet. Base sheet shall be nailed in accordance with #8 above.
5. Installation of three plies of<<MANUFACTURER NAME>> Type IV fiber glass felt. Plies shall be installed shingle
fashion and adhered with Type 4 <<or 3, or 2, or 1>> asphalt bitumen at an approximate rate of 25 pounds of asphalt per 100
square feet. All work to be done in accordance with manufacturer's specifications.
6. Installation of one layer of a <<MANUFACTURER NAME>> polyester reinforced, SBS modified cap sheet with white
granule surface. Modified material shall be installed in strict accordance with manufacturers specifications. All asphalt "bleed-
out" shall be covered with loose granules to match cap sheet.
7. All roofing shall be run 3 feet up onto the steep sloped roof deck. Shingles shall come down and cover 2 feet of the
hybrid roof for a 2 foot tie in. Hybrid roofs are a combination of regular built-up materials such as the Type IV glass felts and
modified materials such as the SBS cap sheet.

GUTTER:

1. Removal of all existing gutter.


2. Replace any damage fascia at a cost of $50 for the first 10 linear feet and an additional cost of $3.50 per lineal foot
thereafter. New fascia shall be painted to match the existing.
3. Install new .032 inch pre-painted aluminum, 5 inch fascia gutter. Gutter shall be secured using straps every 24 inches
on center - no nails and furrels. Existing downspouts to be reused.

All grounds to be cleaned up on a daily basis. All bushes, shrubs, and flowers to be protected. Homeowner is asked to supply
electrical power if needed.

Line Item Costs:


-Any deck replacement necessary will be invoiced at the cost of $40 per 4 ft. by 8 ft. sheet of decking.
-Any fascia wood replacement necessary will be invoiced at the cost of $50 for the first 10 linear feet and an additional cost of
$3.50 per lineal foot thereafter.

GUARANTEE: FIVE (5) year(s) roof leak repair under normal weather conditions from completion date.
The warranty shall protect the owner from damage to the building and contents resulting from roof leakage for a period of five (5) years, beginning from the date of completion of the
project. The warranty shall cover and include repair or replacement of any damaged exterior structure, interior structure, interior components and contents of the building, resulting from
roof leakage directly attributed to the contractor’s workmanship.
