Inspection Report

The apartment was inspected visually and using a Flir EX320 Thermal Image Infra-Red Camera
along with a Flir moisture meter.

Visual inspection revealed mold growth on the trusses above the ceiling next to the outside
sliding doors.

This mold growth was visible on the trusses. Mold was visible on the upper floor sheathing on
the bottom side. It is possible there may be hidden damages from water intrusion and hidden
mold damages in this area.

Mold growth was visible where the floor meets the trusses.

Mold growth was visible on the ceiling sheetrock on the backside of the sheetrock.

The floor above the ceiling has nails that protrude through the flooring that has had water
running down the nails causing the nails to rust.

This indicates the floor on the top side is getting very wet and molded. This is causing a pungent
odor inside the apartment we were called to inspect and test.

When mold odors are present this means mold is growing and producing volatile organic
compound gases that have an odor.

Mold spores are not usually produced in great quantities when this is occurring.

When we took the air quality samples inside this home there had been air purifiers running 24
hours a day trying to clean the air which did help, running the ac at a lower temp to clean the air
more.

This along with some of the areas still wet led to a cleaner air mold report.

This does not mean there is not a problem with mold in this unit. Mold is present in this unit and
should be removed not treated or painted over to hide the mold.

The first step is to stop the water intrusion.

The second step is to do an evasive inspection to determine the amount of water and mold
damages to the unit and provide a comprehensive set of protocols for the project.

Testing:
A set of (2) Air-O-Cell® (spore trap) air samples were taken at the property on 05/26/2021 by
Breath Easy Mold Remediation Inc.
These samples were analyzed by PRO-LAB Laboratories, Inc. and the results (included herein)
indicate that total airborne fungal spore levels for the outside was (1337/m3) were higher than
detected in the inside sample (53/m3).

The American Conference of Governmental Industrial Hygienists (ACGIH), from whom we


derive our standards, suggests that indoor mold counts be 10-fold higher than those found
outdoors to be of concern. Fungal counts inside did not exceed this criterion.
