101.1 GENERAL
The general conditions and provisions of the Civil Work Contract is not in conflict with these
specifications and the drawings form part of and are included in this section of these
specifications.
The CONTRACTOR is advised to visit the site as to local conditions and facilities, the nature of
work and ascertain such other conditions as may affect his work. He will be deemed to have
done this before preparing his proposal and no subsequent claim on the ground or inaccurate
information will be entertained.
The CONTRACTOR shall not sub-contract the whole or any part of the work without the written
consent of the owner. The CONTRACTOR shall be responsible for any work carried out by any
sub-contractor as if he himself were undertaking the work
The contractor shall execute all work in a neat and workmanlike manner and shall do all necessary
work whether it is clearly specified in these specifications or shown in the drawing or not. All work
shall be done in accordance with the best practices employed in modern electrical installations.
The CONTRACTOR shall employ only competent and efficient workmen and shall upon written
request of the ARCHITECT, discharge or otherwise remove from work any employee who is in
the opinion of the ARCHITECT is careless or incompetent or who obstruct the progress of the
work or acts contrary to instruction or conduct himself improperly.
101.5 STANDARD OF MATERIALS
All materials shall be new and shall conform to the technical specifications. All materials shall be
the standard products or reputable manufacturer and shall bear the name of the manufacturer.
All materials shall be subject to the approval of the ELECTRICAL CONSULTANT/ ARCHITECT.
This approval shall not relieve the CONTRACTOR of the responsibility of inspecting such
materials for defects or non-conformity of the Specification.
Where the technical specifications or drawings give the name of the manufacturer and/or
catalog number of the materials, it is given as a guide to the size, strength, quality or class of
materials desired and shall be interpreted to mean that the item or another fully equal for the
service intended. Substitution shall be subject to prior written approval of the
ARCHITECT/ELECTRICAL CONSULTANT.
The Apparent silence of the Specifications and drawings as to any detail, or apparent omission
from them of a detailed description concerning any materials shall be regarded to mean that
only materials of first class quality shall be used.
The CONTRACTOR shall within (10) Days after the award of the contract shall submit for
approval of the ARCHITECT/ELECTRICAL CONSULTANT a list of materials he proposed to use in
the work, including such samples, catalogs, drawings and descriptive data as may be required by
the ARCHITECT/ELECTRICAL CONSULTANT shall be risk of subsequent rejection.
Any defective work, whether the result of poor workmanship, defective materials, damage
through carelessness, or any other cause, found to exist prior to acceptance of, or payment from
the work shall be removed immediately and replaced by work materials which shall conform to
those specifications, or shall be otherwise remedied in an acceptance manner. This clause shall
have full effect regardless of the fact that the work may be done with full knowledge of the
architect. All materials not conforming to the requirements of the Technical Specification shall
be considered as defective. Non-defective materials, the defect of which has been subsequently
corrected, shall not be re-used until approval has been given by the ARCHITECT.
These specifications and the drawings indicate the general layout of the system and the
CONTRACTOR shall be responsible for the proper installation of the system without substantial
alteration or modification. Wherever field conditions or exigencies of construction make
departure from these specification and the drawing necessary, details of such departure and
reason thereof shall submitted without delay to the ARCHITECT and no departure shall be made
without written approval of the ARCHITECT.
101.8 COORDINATION WITH OTHER CONTRACTORS
The CONTRACTOR shall examine and shall be familiar with the specification and drawings of the
Civil Works, the Air-Conditioning Works and the sanitary works. He shall arrange his work and
dispose his materials so as not to interfere with the work or storage of materials of the other
contractor. Should the CONTRACTOR cause damage to any other CONTRACTOR on the work, the
CONTRACTOR shall upon due notice settle with such contractor by agreement or arbitration. The
CONTRACTOR shall be liable for any claims by other contractor against the OWNER on account
of such damage.
The ARCHITECT or his representative shall be allowed access to all parts of the work at all times
and shall be furnished such information and assistance by the CONTRACTOR as may be required
to make a complete detailed inspection. Materials and installation shall be subject to such test
as are deemed necessary by the ARCHITECT to properly ascertain their fitness both during
installation and after installation is complete. The cost of such test shall be borne by the
CONTRACTOR.
The CONTRACTOR shall do all cutting and patching required by the work by engaging men who
are skilled in the particular trade to do the work. Surfaces obtained by cutting and patching shall
exactly match surrounding works so that there will be no evidence of alteration or patching.
The CONTRACTOR shall be responsible for all injury to persons and damage to property caused
by the works or by workmen and shall be liable for any claims against the OWNER on account of
such injury and/or damage. The Contractor shall likewise take necessary precaution to protect
the property of the OWNER against rain or other inclemency of the weather or theft due to
performance of his work. The CONTRACTOR shall be liable for any such damage or loss.
The CONTRACTOR shall make all arrangement and pay for the provisions of the necessary
electricity supply required for the work and shall clear away all temporary installation before or
upon completion of the work.
The CONTRACTOR shall not suspend or fail to make proper progress with the work without
justifiable cause. The Owner in the event of delays or suspension of the work still persisting after
written complain shall have the right to take over the work and all the materials on the site and
make arrangements as are necessary to have the work completed by others.
101.15 CLEANING UP
During the process of the work nd on the completion of the project, the CONTRACTOR shall
remove from the premises, all dirt, debris, rubbish and waste materials caused by him in the
performance of his work. He shall remove all tools, scaffolding and surplus materials after
completion and acceptance of work.
The CONTRACTOR shall submit to the ARCHITECT with such promptness as not to cause delay in
his work or that of any CONTRACTOR, Two (2) copies of all shop drawings and the schedule
required by the work. The CONTRACTOR shall make any corrections required by the ARCHITECT
and submit two (2) corrected copies and other copies as needed.
The ARCHITECT approval of such drawings shall not relieve the CONTRACTOR of responsibility
for the deviations from the drawings and specifications unless he has in writing called attention
to such deviation at the time of submission, nor shall it relieve him of responsibility for errors of
any sort. Upon completion of the project, the CONTRACTOR SHALL SUBMIT TO THE OWNER
three (3) sets of “AS-BUILT” drawings and shall identical in the CONTRACT DRAWING except for
the said changes and deviations.
The Contractor shall request a complete set of electrical drawing in electronic (CD) from the
Consultant for “AS-BUILT” reference. Cost of electronic drawing (CAD) is P1, 000.00/sheet.
Where the changes and deviations are substantial, the CONTRACTOR shall also submit additional
sets of “AS BUILT” drawing for submission to the Government Approving Authorities.
The installation specified herein comply with all laws and regulation applying to electrical
installation in effect with the provision of the latest approved edition of the Philippine Electrical
Code, and with the rules and regulations of the local utility companies concerned.
The work of the CONTRACTOR consist of furnishing all plans, labor, equipment and materials
and performing all operations in connection with the electrical system shown on the drawing.
Their test and inspection, complete and in accordance with these specifications and drawings
and subject to all terms and conditions of the Contract, and all other labor and materials not
specifically mentioned under sections, to bring the electrical system to operating conditions and
ready for use by the OWNER. The Scope of work of the CONTRACTOR includes the following:
1. Complete Electrical system from power service entrance up to Main Distribution Panel
(MDP).
2. A system of lighting and power wiring including feeder, branch circuits and connection to
lighting & power outlets.
3. Supply and installation of all lighting fixtures as indicated in the drawings
4. Supply and installation of all wiring devices.
5. Supply and installation of panel boards, circuit breakers.
6. Complete telephone (voice) & computer data network system
7. Supply and installation of empty conduit circuit for security system.
8. Supply and installation of empty conduit for CCTV & CATV system
9. Complete FDAS system.
10. Complete grounding system
11. Complete testing of electrical system
12. Painting of electrical works and equipments
13. Grouting of opening in floors and walls after all conduits are in placed and sealing of all
opening if not used.
103.2 GROUNDING
The following shall be grounded in accordance with the drawing and the requirements of the
Philippine Electrical Code and with standard grounding practices.
Metallic conduit and raceway system including gutters, boxes and cabinets.
Non-current carrying metal part of all electrical equipment including fixtures and motors.
Grounding resistance shall not exceed 5.0 ohms. Additional ground rods shall be installed
when necessary to obtain this value.
103.3 FEEDERS
Distribution voltage shall be 230V, 1 phase, 2 wires + GRD. Feeder conductors and conduits shall
be installed as shown on the drawings and no change in size shall be made without consent of
the Electrical Consultant. Feeder conductors shall be continuous and without splices between
terminals.
The drawings indicate the general methods of installations of all circuit wiring and the outlet
which are to be supplied from these circuits. Branch circuits conduits shall be run from outlets
to panel boards and direct as the building conditions will allow.
The approximate location of each fixture receptacle, special purpose outlet, switch and electrical
equipment are indicated on the drawing. The exact location to be determined later at the site as
the work progresses. The right is reserved by the Interior Designer, to change the exact location
of any switch, light outlet, receptacle outlet and any other outlet in any room before same is
installed.
No wires shall be0 drawn into the raceway until work is completed which may cause injury
to the wires and until permission is given by the Interior Designer in writing.
Only powdered lubricants not injurious to cable insulation and raceways shall be used and only
when lubrication is necessary.
Solder less pressure connectors of proper size shall be used for terminals, tapes and splices for
all wires and cables except for branch circuits connection shall be surely fastened ad shall be
such as not to loosen under vibration and normal strain. Color coded shall be L1 – Red, L2 –
Yellow, L3 – Blue, Ground – Green.
The CONTRACTOR shall install pressed steel boxes or cast metal boxes at all outlets for light,
appliances and switches and oat other point as required by the construction except that
boxes for outlets expose to weather shall be case metal type with threaded hubs.
Conduit shall be as specified elsewhere in these specifications. Not more than 90 degrees bend
shall occur on any run. When it becomes necessary to have more than four degrees bends in
any run, an intermediate pull box shall be installed to facilitate pulling of wires.
All conduit runs shall be as called for on the drawings. Conduit shall be installed in such
manner as not to weaken or interfered with the structure of the building. No horizontal run
embedded conduits shall permit in solid walls and partitions. Conduits below grade shall be
encased in concrete enveloped with a minimum thickness of 50mm (2”) or embedded in floor
slab.
Exposed conduits shall be run parallel to at right angles with lines of the building and shall be
securely fastened in place by means of approval and fastening. Conduits support shall be
fastened to walls by means of screws or bolts with expansion shield.
The use of wooden or lead plug is not permitted. Conduits shall be cut by hacksaw, the end
being reamed after threading and before installing. All ends shall have locknuts and bushing.
Field bends shall not be allowed for rigid steel conduit larger than 20mm trade size except
by hydraulic bender.
The CONTRACTOR shall supply and install all lighting fixtures as indicated on the
drawings. Submit sample for Interior Designer approval
104.1 Intermediate Metallic Conduit (IMC) shall be hot-dip galvanized mild steel pipe and
shall be 10 ft. length. Conduits shall be of Japanese manufacturer “PANASONIC” brand or
approved equal.
104.2 Wires and cables shall be insulated for 600 Volts. Feeder and branch circuit wires
and cables shall be type THHN or THW as required by Drawings, Durex, Phelps Dodge,
Duraflex brand.
104.3 Conduit fitting shall be U.S Underwriter Laboratory (U.L) listed or approved local
equivalent.
104.4 Outlet boxes shall be hot-dip galvanized or cast metal as required. Thickness or pressed
steel boxes shall be swinging dead-front-type with covers. Cabinet shall be made of sheet of the
following thickness of mat and trim if no single dimension exceeds 24 inches and no surface area
is over 360 square inches.
No.14 U.S gauge tub, mat and trim if no single dimension exceeds 60 inches and no surface
area over 1,500 square inches.
No.12 U.S gauge tub, mat and trim if no single dimension exceed 60 inches and no surfaces
area over 500 square inches.
No.10 U.S gauge tub, mat and trim for any cabinet larger than the foregoing.
Door up to 30 inches high shall be equipped with push lock and door over 30 inches shall be
equipped with “T” handles.
Fluorescent fixtures shall be equipped with electronic ballast, spring loaded lamp holder,
and standard cool white lamp. Fixture housing shall be baked enamel, white interior, gage
#22 minimum galvanized steel unless otherwise noted.
The CONTRACTOR shall submit samples of other type of lighting fixtures for the approval of
the Interior Designer and the Engineer.
104.7 Wiring devices shall be “PANASONIC” or approved equal. Receptacles for general use
shall be 15 amperes, 220 volts.
EW 106.0 TESTING
Ground Test – the entire installation shall be free from on proper grounds and from short
circuits. Each panel shall be tested with mains connected to the feeder, branches connected and
switches closed. All fixtures in place and permanently connected. Lamps removed or omitted
from the sockets and all switches closed. Each individual power equipment connected for
proper and intended operation. In no case shall the resistance be less than that allowed by the
regulation for electrical equipment of the building. Failures shall be corrected in a manner
satisfactory to the Architect and the Engineer.
Performance Test – The Electrical Contractor shall test all system of the entire electrical
installation for proper operational conditions. These conditions shall apply for proper
operational conditions. These conditions shall apply to the power and lighting installation as well
as low voltage and alarm, control, signal and communication system. Where sequence operation
is required, the Electrical Contractor shall test for proper sequence and leave the entire
installation in satisfactory working condition.
Phase Test – the Electrical Contractor shall determine correct rotation of all motors and phase of
the entire power installation before final connection to the line. Final connection of main feeder
buses to the main circuit breakers of the switchgear shall only be made after correct phase in.
