WHEREAS, I am proposing to avail loan from IDBI Bank Limited for the purpose of _______________
(the Loan).

AND WHEREAS, I am not in a position to attend the office of IDBI Bank to ; represent and produce
necessary documents; execute the necessary loan agreement & other documents incidental thereto
(collectively hereinafter referred to as 'the Home Loan Documents'); and create security in favour IDBI
Bank and/or do all such acts and deeds required for the purpose of availing the Loan from IDBI Bank and
hence, I am desirous of appointing Shri/Smt./Ms [] as my Attorney to represent me; act on my behalf and
to do all necessary acts, deeds and things in connection with the Loan and also to do the following acts
and deeds hereinafter mentioned.

(hereinafter referred to as “Attorney”, who has subscribed his/her photograph and signature hereunder
in token of identification) to be my lawful attorney in my name and on my behalf to do any one or all of
the following acts, deeds and things, namely :

1. To furnish all the details and information required by IDBI Bank and to give any statement, letter,
clarification or any other writing required or necessary for disbursement/availing of the Loan from IDBI
Bank and from time to time to follow up with IDBI Bank and do such other things and deeds as may be
necessary in relation to the Home Loan Documents.

2. To accept the loan offer letter/s and sign the acceptance/s thereof in token of my acceptance of the
terms and conditions there in contained and to pay on my behalf the necessary fees and applicable taxes,
if any, and other charges, that IDBI Bank levies in respect of the said loans.

3. To request IDBI Bank or agree with IDBI Bank for any change or modification in the Loan amount/s,
rate/s of interest period of repayment of the Loan or any other terms and conditions in relation to the
Loan at any time or from time to time.

4. To execute all the necessary agreements, deeds, documents including the Home Loan Documents and
furnish indemnities in connection with the above Loan in favour of IDBI Bank in my name and for and on
my behalf in such form as IDBI Bank may require.

5. To perform or cause to be performed all the acts, deeds, duties; make the representations and provide
the undertakings and to do things as are required and necessary whatsoever with respect to the Loan and
as specified in the Home Loan Documents to give effect to all the intents and purposes.

6. To receive the disbursement of the Loan and for that purpose give effectual discharge and give all the
necessary information and documents to assist the technical and legal appraisal of the property/ies
purchased/to be purchased out of the proceeds of the Loan.

7. To mortgage any property/ies, which the Attorney may agree to purchase/purchase on my behalf or
which I might have agreed to purchase/purchased (whether with or without IDBI Bank's financial
assistance) with IDBI Bank by deposit of title deeds or mortgage in any other form as may be prescribed
by IDBI Bank, as security for the repayment of the Loan granted / to be granted by IDBI Bank to me.

8. To deposit on my behalf the documents of title and to state on my behalf to any Officer of IDBI Bank
that the said documents are being deposited for creating a security on the said property/ies by way of
equitable mortgage for repayment of the Loan. The Attorney is fully authorised to make these statements
and convey my intentions to create security on my said property/ies or any other property/ies, which the
Attorney may book/buy on my behalf.

9. To make any other statements and /or representations necessary to create mortgage by deposits of
the title deeds or any other form of mortgage as may be prescribed by IDBI bank and also to execute any
deeds, writings, undertakings, indemnities, etc., on my behalf in respect of mortgage of the said
property/ies or the guaranteeing of the repayment of the Loan or any other writing whatsoever required
in respect o the said transactions of the Loan granted / to be granted to me or creation of the said security.
10. To appear before the Sub-Registrar in the event of creation of mortgage in any form and to lodge the
documents with the Sub-Registrar or any statutory /administrative authority and also to execute the
mortgage documents on my behalf and also to admit execution on my behalf before the Sub-Registrar or
any other Authority for effectively creating mortgage in favour of IDBI Bank.

11. To execute Home Loan Documents, promissory notes, letter/s of declaration and indemnities and such
other documents as may be required by IDBI Bank in respect of the Loan

12. To execute in favour of IDBI Bank an irrevocable power of attorney authorising IDBI Bank to execute
in its own favour or in favour of any other person, as IDBI Bank in its sole discretion may decide, mortgage
in any form including in the english form, of the property/ies.

13. To acknowledge my liabilities/ debt in respect of the Loan.

14. To book a flat/s residential unit/s on my behalf and to execute agreement/s for sale for the same with
any builder/seller and make payments to him there for and to present such agreement/s for registration
before the appropriate Registrar/ Sub-Registrar of Assurance of the place or any place in India as may be
necessary.

15. To admit execution of agreement/s for sale before the Registrar/ Sub-Registrar of Assurance or any
other authority as may be required for the purpose.

16. To pay stamp duty on all the requisite documents including but not limited to the Loan and security
documents.

17. To obtain possession of the flat/s unit/s as and when the same is ready for occupation.

18. To receive from IDBI Bank the documents including title documents deposited with respect to the
Loan on my behalf on closure of the Loan account after due repayment of the entire liability to the
satisfaction of IDBI Bank and execute a receipts thereof.

19. To sign forms, documents and papers required for the purpose of registration of co-operative housing
society or a limited company or an association of apartment owners and become member thereof
participating in all the meetings and proceeding from time to time, obtain share certificates and/or other
documents issued in my name and hold the same as my attorney and obtain possession of the flat/s.

20. To apply for, appear and obtain necessary clearances and/or permissions from the concern authorities
with respect to the property/ies, wherever necessary, in connection the Loan and submit the same to IDBI
Bank.

21. To open and/or operate and/or close bank account in any bank in India in my name both resident as
well as non-resident. The account may be operated in Indian currency or foreign currency to be remitted
by me from time to time and to authorize the bank to debit any fee, charges, dues etc. from such account
and to further authorize the bank to act on any instructions given by the Attorney.

22. To avail insurance cover (with or without optional insurance benefits) for my properties, assets or life
on my behalf; to effect payment of premiums for the same by debit to my account with IDBI Bank or
otherwise; to duly execute sign and submit all necessary forms, declarations, statements, nominations,
documents and authorizations in connection therewith. To execute all the necessary documents on
my/our behalf with respect to any amount sanctioned and borrowed by me for payment of the insurance
premia.

23. The Attorney is also authorized to conditionally or unconditionally assign the insurance policies taken
on my property, assets or life in favour of IDBI Bank as collateral securities for the loan/s granted/ to be
granted to me.

24. This Power of Attorney is given for the reason that _____________________________________ and
the Attorney is authorised to do all such acts, deeds and things including signing any papers/ documents
as are necessary and incidental to that above AND that any act or statement or writing of my said Attorney
in pursuance hereto shall be deemed to be fully authorised and ratified by me. The acts,deeds and matters
which shall be done by the Attorney for the aforesaid purposes shall be valid and effectual to all intents
and purposes whatsoever as if the same has been personally done me and I hereby unconditionally agree
to ratify and confirm whatsoever the Attorney shall do or cause to be done in pursuance of the power
hereby conferred herein.

25. This Power of Attorney shall be in full force and effect unless otherwise terminated and revoked in
writing by me. Such written notice of revocation must be delivered and served in one or more of the
following ways to IDBI Bank: (a) personally or by overnight courier, or (b) by registered mail at the address
specified herein.
