DEED OF RENOUNCIATION OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

That I, DANILO C. MEJIA, of legal age, Filipino, married to Purita H. Mejia and a resident of
Brgy. Dumpay, Basista, Pangasinan, Philippines do hereby renounce and ownership in favor of my brother
ALBERTO C. MEJIA JR. married to Susana L. Mejia, of legal age, Filipino, and resident of Brgy.
Dumpay, Basista, Pangasinan, over that portion of land containing an area of ONE HUNDRED
THIRTEEN (113) sq.m. more or less to be taken from the entire parcel of land more particularly described
and bounded as follows;

A Parcel of Land (Residential Land Lot No. 16111) situated in the Bo. Dumpay; Municipality of
Basista; Province of Pangasinan; Island of Luzon; containing an area of SIX HUNDRED EIGHTY SEVEN
(687) sq.m. more or less; Bounded on the NORTH by Lot No. 16110-P; on the EAST by Lot No. 16108; on
the SOUTH by Road; and on the WEST by Lot No. 16111-P; declared under Tax Declaration No. 08-005-
04501 and assessed at ₱ 41,220.00 c.s. same is not yet registered under Act No. 496 nor under the Spanish
Mortgage Law but parties hereto have agreed to register this instrument under Act No. 3344;

Of which portion of land with an area of 113 sq.m. more or less, herein conveyed of the above-
described parcel of land; I am the legal owner and in actual possessor; that I have the perfect right to
convey the same; that it is free from all liens, charges and encumbrances; furthermore I do hereby
warrant to defend the rights, title and ownership of the said ALBERTO C. MEJIA JR., his heirs and
assign against all lawful claims of any person or persons whomsoever the same;

That in execution of this instrument the provision of Article 1623 of the New Civil Code of the
Philippines and Section 11 and Section 13 of the Land Reform Code of the Philippines have been fully
complied with.
