Inventory, New Listings and the Drain Rate


You can consider inventory like a container of water that’s being drained and refilled at the same time. It’s drained by home sales plus canceled or expired listings.
It's refilled by new listings. If the drain rate exceeds the refill rate, the water level drops; if it’s the opposite, inventory rises. Inventory is 859 units versus 710 a year
ago. It’s been rising over the last two months as new listings now exceed the drain rate. However, the amount is very small and unless new listings surge, or sales
drop more, inventory can’t increase very much.

inventory. Palm Springs now has the largest inventory, followed by La Quinta, then Palm Desert.

smallest number of days. The lower bar chart shows average price premiums or discounts. Minus percentages are price
discounts while positive percentages represent selling premiums. Cities are displayed left aright by largest premium to
greatest discounts.
