DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This instrument is entered into and executed by and between NOIME F.

DIAZ, of legal age, Filipino citizen, married to ALEXANDER DIAZ, and a
resident of Santos, Quezon, Isabela, hereinafter referred to as the
SELLER and GRACE D. AGBAYANI, of legal age, Filipino citizen,
married and a resident of Santos, Quezon, Isabela, hereinafter referred
to as the BUYER;
WITNESSETH:
That the SELLER is the absolute and registered owner of a parcel of
land with improvements originally covered by Katibayan ng Orihinal na
Titulo Blg. P-97835 containing an area of SEVEN HUNDRED FIFTY
(750) square meters, more or less, situated in Santos, Quezon, Isabela
and declared for taxation purposes in the Office of Municipal Assessor of
Quezon, Isabela under Tax Declaration No. 18-20-0013-00563;

That the BUYER offered to buy and the SELLER agreed to sell the
above-described parcel of land for the amount of TWO MILLION PESOS
(PhP2, 000, 000.00);

NOW THEREFORE, for and in consideration of the sum of TWO

MILLION PESOS (PhP2, 000, 000.00) Philippine currency, hand paid
by the BUYER to the SELLER, the latter DO HEREBY SELL, CEDE,
TRANSFER, and CONVEY by way of ABSOLUTE SALE unto JEROME
FERRER LI, his heirs, and assigns, the above-described parcel of land
together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the
date of this sale.

witnesses, and sealed with my notarial seal.
