SECTION 1 - ACMV

1.1 GENERAL

The purpose of air-conditioning and mechanical ventilation systems is to create a comfortable


and safe environment for the occupants as well as providing effective heat removal from
M&E equipment and heat producing appliances.

Maintaining good indoor air quality in terms of temperature, humidity, air movement, air
filtration and contaminant control will be a prime concern. The ACMV installation should not
create undue noise and vibration to the premises. Generally, centralized air-conditioning with
VRV AHU air conditioning units are considered for podium retail floors on a zonal basis
while the offices tower air-conditioning system can be either VRV System or VRV FCU
system air conditioning units. Outdoor VRV units shall be located at roof levels of podium
and office tower at a maximum distance of 90 metres.

Mechanical ventilation will be provided for carparks, toilets, staircases, service lobby and
M&E plantroom. The internal corridor of residential towers will be pressurised.

Automatic control and monitoring of all the ACMV equipment serving the podium retail and
common areas will generally be carried out via an Intelligent Manager System which will be
fully integrated with BMS.

1.2 SCOPE OF WORK

The scope of the air-conditioning and mechanical ventilation (ACMV) system proposed for
the development covers mainly the following:

• Air-conditioning of Level 1 to Level 4 is by VRV AHU units with centralized air


distribution system on a zonal basis with outdoor units at the podium roof.
• All the lift lobbies from L1 to L64 will be air conditioned with VRV indoor fan coil units
and outdoor units.
• Air-conditioning of residential tower shall be provided with multi split or single split DX
indoor fan coil units with outdoor units located at the balcony.
Air conditioning of office tower units shall be provided with indoor fan coil units
and VRV condensing units at a maximum distance of 90 metres.
