Modular Volumetric
construction method
3D Volumetric construction (also known as modular
construction) involves the production of three-dimensional units
in controlled factory conditions prior to transportation to site.
Modules can be brought to site in a variety of forms, ranging
from a basic structure to one with all internal and external
finishes and services installed, all ready for assembly. The
casting of modules uses the benefits of factory conditions to
create service-intensive units where a high degree of repetition
and a need for rapid assembly on-site make its use highly
desirable.

This modern method of construction offers the inherent benefits

of concrete, such as thermal mass, sound and fire resistance, as
well as offering factory quality and accuracy, together with
speed of erection on-site.

Applications /use
•Short construction time /programme.

•High early return on capital investment.

•significant cash flow advantages over traditional
build.
•Reduced need for skilled workforce on site.
•Less waste.
•High quality control.
•Reliable delivery timescale.
•price certainty.
•sustainable - can be relocated or recycled.
•Light weight gives foundation savings.

USE : -
•Repetitive buliding type.
•short programming required.
•Future relocation.
• price certainty.
The Advantages of
Modular Construction

1. Save Time.
2. No possibility of weather delay.
3. No need to store Materials.
4. Lower Labor costs. .
5. Lower volume of waste.

The Disadvantages of
Modular Construction

1. Restricted flexibility.module sizes and shapes

can be limiting.
2.poorer overall design/aesthetic quality.
3.Design that is not fully context or user specific
4. Difficulty transporting and handling modules.
EXAMPLE WHERE IT IS USED
Modular buildings can be tailored to fit
your needs,a wide range of industries
use them. They are commonly used in
all of the following industries.
•Education
•Healthcare.
•Hospitality
•Commerical housing
COST
Modular buildings can be less expensive. A conventionally-
built medical clinic may cost around $100 to $130 per
square foot. A modular building’s price may range from
$55 to $60 per square foot, including installation. The
prices of construction can vary from these estimates.
Depending on the project, modular construction can be
less expensive than conventional construction. However,
there is one element of savings that is undeniable: time.
Time is money. The speed of construction for modular
buildings means moving in earlier, which could lead to big
savings.
