CONTRACT TO SELL

Know All Men By These Presents:


These Contract to Sell is entered into by and between:
ROBERTO C. CATACUTAN, Filipino, of legal age and a resident of Salapungan,
Gerona, Tarlac, hereinafter referred to as the VENDOR:
-and-
RONALD T. GO, Filipino, of legal age and a resident of Salapungan, Gerona, Tarlac,
hereinafter referred to as the VENDEE:
WITNESSETH:
WHEREAS, the VENDOR is the registered owner of a parcel of land, situated in Brgy.
Salapungan, Gerona, Tarlac, covered by Transfer Certificate of Title No. 16800, particularly
described, to wit:

WHEREAS, the VENDEE has offered to buy the above-mentioned property and the
VENDOR has agreed to sell the same;

NOW THEREFORE, for and in consideration of the sum of TWO MILLION FIVE
HUNDRED THOUSAND PESOS (P2,500,000.00) Philippine Currency, and of the covenants
hereinafter set forth, the VENDOR agrees to sell and the VENDEE agrees to buy the above-
described parcel of land subject to the following terms and conditions:
1. That the VENDEE shall pay the VENDOR the sum of ONE MILLION PESOS
(P1,000,000.00) upon the execution of this contract;
2. That the remaining amount of ONE MILLION FIVE HUNDRED THOUSAND PESOS
(P1,500,000.00) shall be paid by the VENDEE to the VENDOR on or before December 31,
2022;
3. Ownership of the property shall retain with the VENDOR until such time that the total
consideration is fully paid;
4. Upon the full payment of the total consideration, the VENDOR shall sign and execute
a DEED OF ABSOLUTE SALE in favor of the VENDEE;
5. The VENDOR shall not sell, alienate, transfer, assign, donate or in any way convey
his rights, interest and/or ownership with respect to the above-described property to any person
except other than the VENDEE;
6. Notarization fees, Registration fees, Transfer fees and all miscellaneous fees and
expenses to transfer the certificate of title in the name of the new owner shall be for the account
of the VENDOR:
7. In case the VENDOR could not fulfil any of the obligations stated in this Contract to
Sell, the VENDEE shall be entitled to a full refund plus 10% interest per month.
