WITH DEED OF ABSOLUTE SALE

This Extrajudicial Settlement of Estate is made and entered into by and
between;
1. RACHEL VON YLLERA BRECINO, of legal age, single, Filipino citizen,
and a resident of Brgy. Sto. Domingo, Luisiana, Laguna represented
by her mother BLANQUITA Y. BRECINO (SPA attached thereto).

2. YVONNE RAE YLLERA BRECINO, of legal age, single, Filipino citizen,

and a resident of Brgy. Sto. Domingo, Luisiana, Laguna represented
by her mother BLANQUITA Y. BRECINO (SPA attached thereto).
CO-OWNER of the Late RICARDO S. BRECINO,
3. YANEE Y. BRECINO/BLANQUITA Y. BRECINO, of legal age,
widowed, and a resident of Brgy. Sto. Domingo, Luisiana, Laguna.

~WITNESETH~

WHEREAS, we are the surviving legal heirs and co-owner of the late
RICARDO S. BRECINO who died on JUNE 22, 2017 at Sta. Cruz Laguna.
WHEREAS, RICARDO S. BRECINO died intestate, without Will or
Testament, and without any debts and favor of any person or entity;
WHEREAS, RICARDO S. BRECINO is the Co-owner of YANEE Y.
BRECINO/ BLANQUITA Y. BRECINO who are the absolute and registered
owner of the parcel of land located at Brgy. Taboc, San Juan la Union covered
by Transfer Certificate of Title No. 025-2013001406 and declared under Tax
Declaration No. 2014—15-0040-00025 more particularly described as follows;
“A parcel of land (Lot No. 2, BCS-01-000154(AR) SW,. ALONG LINE 2-3; AND
ON THE NE., ALONG LINES 3-4-1 BY LOT 1-B-1 OF THE SUBDIVISION PLAN.
BEGENNING AT A POINT MARKED “1” ON PLAN BEING S. O7 DEG. ‘W., 1316.58 M
FROM BLBM NO. 1 BARRIO BARORO, BACNOTAN LA UNION. THENCE S. 55 DEG
29’W, .17.12 M. TO POINT 2; THENCE N. 38 DEG 27’ W., 17.64 M. TO POINT 3;
THENCE NORTH. 85 DEG 04’ E., 19.18 M. TO POINT 4; THENCE SOUTH. 45 DEG 59’
E., 8.30 M TO POINT OF BEGINNING CONTAINING AN AREA OF 211 SQUARE
METERS. ALL POINTS REFERRED TO ARE INDICATED ON THE PLAN AND ARE
MARKED ON THE GROUND ARE PS CYL. CONC. MOS. 15X20 CMS. ; BEARINGS TRUE;
DATE OF ORIGINAL SURVEY FEBRUARY 26, 1965 AND THAT OF THE SUBDIVISION
SURVEY ON MAY 16, 2010 AND JULY 06, 2011, EXECUTED BY MELECIO G. ABENES,
JR., GEODETIC ENGINEER AND APPROVED ON AUGUST 03, 2012,”
WHEREAS, pursuant to Rule 74, Sec 1 of the Revised Rule of Court of the Philippines,
and being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of
land described above, in equal shares.
That we hereby warrant our valid title to and peaceful possession of the property herein
sold and conveyed and further declares the same is free and clear of all liens and encumbrances
of any kind whatsoever.
