OF A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

ARTEMIO R. AROMIN married to Helen P. Aromin of legal age, Filipino citizen, and
a resident of Brgy. Baccuit, Bauang La Union, hereinafter referred to as the VENDOR.
-AND-
MARCK DAVID A. CHAN married to Ngoc Mai Thy Huynh, of legal age, Filipino
citizens and a resident of Baccuit, Bauang, La Union hereinafter referred to as the VENDEE.
WITNESSETH;
That for in consideration of the sum of ONE MILLION and SEVEN
HUNDRED THOUSAND (PHP.1,700,000,00) PESOS Philippine Currency, the receipt where
of is hereby acknowledged from the VENDEE, to the entire satisfaction of the VENDOR, said
VENDOR do hereby TRANSFER and CONVEY in a manner absolute and irrevocable unto
said VENDEE, his hers and assigns, of a parcel of land and which is more particularly described
as follows;

“A parcel of land located at Brgy. Baccuit, Bauang La Union with an area of

SEVEN HUNDRED SIXTEEN (716) Square meters with Designated Cadastral Lot
No. 5274-b and declared under Tax Declaration No. 2016-07-0005-00053 as a part of
TCT FP-16672”
SOLD PORTION: 493 Square Meters

That the Provision of Article 1623 of the civil code is duly complied with;

That the VENDOR, hereby warrant and forever defend the same unto the said VENDEE,
her heirs and assign against any lawful claims of third person whomsoever;

That the parties hereto agreed to record this instrument under the provisions of Republic
Act 496 has amended.

citizens and a resident of Baccuit Bauang, La Union for after having been duly sworn to an oath
to accordance with the law, hereby depose and say;

That I am the owner of a parcel of land and which is more particularly described as
follows;

“A parcel of land located at Brgy. Baccuit, Bauang, La Union with an area of

SEVEN HUNDRED SIXTEEN (716) Square meters with Designated Cadastral Lot
No. 5274-B, and declared under Tax Declaration No. 2016-07-0005-00053”

SOLD PORTION: 493 Square meters was taken from the above mention
property.

That the said portion of above-described property (s) is subject of DEED OF

ABSOLUTE SALE and has no permanent improvement existing thereon.

That said property is not tenanted or lease to any agricultural lease

That I do not own more than (5) hectares of Agricultural land.

That the provision of Article 1623 of the Civil Code has been duly complied with;

That the VENDOR, hereby warrant and forever defend the same unto the said VENDEE,
her heirs and assign against any lawful claims of third person whomsoever;

That the parties hereto agreed to record this instrument under the provisions of Republic
Act 496 has amended.

Currency, the Reciept whereof is hereby acknowledge from MARCK DAVID A. AROMIN
married to Ngoc Mai Thy Hyunh, of legal age, Filipino Citizen and a resident of Sevilla, Baccuit,
Bauang La Union, as FULL PAYMENT for a sale of “ A portion of a parcel of land (Orchard
lot) located at Brgy Baccuit, Bauang La Union Containing an area of SEVEN HUNDRED
SIXTEEN (716) square meters with KATIBAYAN NG ORIHINAL NA TITULO BLG. FP-
16672 Designated as Cadastral lot No. 5274-B and declared under Tax Declaration No. 2016-
07-0005-00053” 
SOLD PORTION: 493 Square Meters was taken from the above mention property.
