What Do Architects Do?

Architectural design

Architectural design is the defining and differentiating skill


set of architectural practice.

Design is an architect’s core competency

it is simultaneously a visual and analytical process—


informed by both research and intuition.
Architectural design

It involves translating the needs and aspirations of the client


into built form through the creation of drawings and
specifications that define the work.

As such, it transcends science and art to be a unique amalgam


distinct from engineering or the visual arts.
Scope of Services

possible services available to the owner divided into the


following categories:

• Project administration services


• Planning and evaluation services
• Design services
• Construction procurement services
• Contract administration services
• Facility operation services
Defining Services:

Carefully defining project service is needed to develop the


professional service agreement which can express the
client’s expectation

PSA - the services to be performed, the compensation, and the


time frame in which the services will be performed.

Mutual understanding of the project’s intent between the


architect & the Client is crucial for the success of the project
& healthy working relationship
Defining Services:

The agreed upon intent of the project will be incorporated in


the agreement

Clear definition of service will enable to fairly negotiate


contract terms, ensure adequate compensation, delineate the
scope of service for additional services & fee when required
Steps to Define Services:

Verify the Project Requirements


• identify the factors affecting the scope of services; client’s
expectation, Program, budget, schedule, inclusion of other
consultants, project delivery methods, internal capacity

Prepare a proposal for the services to be provided


• Clarify the scope of service
Steps to Define Services:

Negotiate the final services and the fee


• always reach an agreement on service before negotiating
fees
• negotiation on fees then should tally with certain service
Prepare the Professional Services Agreement
• Contains final agreed upon services, schedule and
compensation
Monitor and Manage Changes in Scope
• identify additional/new scope of service & get approval
from the client & include compensation request
accordingly

Step I - Establish Good Communication with the Client:

Owner and architect discuss the requirement of the project

Evaluate the owners need and budget

the architect can provide; Site Selection & programming,


master planning, scenario planning, project feasibility studies
& cost estimating, renderings & models for fund raising, etc
Step III - Schematic Design:
Design-through-Construction Phase

Preliminary evaluation of the owner’s program

Prepares site plan and preliminary floor plans, elevations and


sections
preliminary selection of materials and systems

preliminary cost estimate

Step IV - Design Development:
Design-through-Construction Phase

based on approved schematic design

More detailed drawings of the project; actual sizes of


rooms/space, construction details, diagrammatic layouts of
building systems, specification of materials and systems,
update cost estimate
Step V - Construction Documents:
Design-through-Construction Phase

based on the approved Design development documents

Detailed construction drawings and specifications to be used


for the construction cost establishment and construction
works
Step VI - Hiring the Contractor:

Bidding & Negotiation

Step VII - Contract Administration:

Administer contracts between the Owner and the Contractor
