CRESCENT HILLS SUBDIVISION HOMEOWNERS ASSOCIATION Minutes of Board Meeting ‘Wednesday, May 11,2022 ‘The Crescent Hills Subdivision Homeowners Association held a Board meeting on ‘Wednesday May 11, via teleconference. 1. CALL TO ORDER Meeting called to order at 9:40. All members present. 2, HOMEOWNERS PRESENTATION ON NON-AGENDA ITEM 3, FINANCIAL REPORT A. Operating Account Debbie reported that there is currently $9596.44 in the operating account and $4355.21 in the reserve as of May 11. There are currently 197 recorded homeowners. MOTION: Shane motioned to approve the financial report. Joe seconded the motion and it passed unanimously. 4, OLD BUSINESS A 5, NEW BUSINESS ‘A. Construction Complaint “Teri indicated that there have been complaints with the construction employees starting at Sam and driving through middle of the neighborhood instead of side streets. There was further discussion that the contracted landscaping is not being finished. MOTION: Clarissa motioned to have Debbie contact Alex to inform him of the concerns. Sharon seconded the motion and it passed unanimously. B, Vinyl Fencing Requirements “Homeowners are required to have vinyl fencing installed within 1 year. ‘There are many homeowners who are not in compliance. Shane mentioned that there is a shortage of fencing and that was why his fencing hhad not yet been installed. It was recommended that Debbie send an email letter to all homeowners who may not be in compliance and requesting that they inform the board of their actions. C. Solar Panel Legislation Debbie indicated that according to SB 152:57-8A-701, which was passed in this year’s legislation, an association who does not own the roof’ of the complexes may not restrict the installation of solar panels if itis not currently mentioned in the CC&R’s. Our CC&R’s do not prohibit solar panels and thus solar panels will be allowed without approval from the board, D. Other There was discussion about holding a special meeting vs executive session to discuss contractor bids. 5. ADJOURNMENT ‘Meeting adjourned at 10:15 am. Next meeting would be August 17 at 9:30 in fibrary.
