Basement of property bearing No.F-213-E/2, Lado
Sarai, New Delhi-110030.

Sir,

Under the instructions from and on behalf of my client Sh.

Sahil Sejwal, S/o. Sh. Jai Prakash & Sh. Yash Sharma, S/o. Sh.Krishan

Kumar, R/o. H.No.F-213-B, Lado Sarai, New Delhi-110030, I do hereby

serve upon you with the following legal notice as under: -

1. That my client is the absolute and exclusive owner of Basement


measuring 1113 Sq. ft. in Property bearing No.F-213-E/2, Lado
Sarai, New Delhi-110030.

2. That my client and you the noticee had entered into a Lease Deed
dated 1st Feb, 2019 for a period of 2 years 11 months 30 days
i.e.01.02.2019 to 31.01.2022 in respect of entire basement in
Property bearing No.F-213-E/2, Lado Sarai, New Delhi-
110030,measuring 1113 Sq. ft. here-in-after called as “Lease
Property “ @ monthly rent of Rs. 35,000/-(Rupees Thrity Five
Thousand Only) for showroom and office purpose only in which the
tenancy came in force on 01.02.2019 and will expire on 31.01.2022.
3. That it is agreed between you noticee and my client that the rent
will be Rs.35,000/- (Rupees Thirty Five Thousand only) exclusively
electricity and water charges and the rent should be paid in one
month in advance.

4. That you noticee also agreed that in case you commits any default
in making the payment of rent, the lease shall automatically come
to an end.

5. That it is come to notice of my client that you are not depositing the
Electricity and Water charges to the appropriate authority regularly
as per bill.

6. That you noticee is a chronic defaulter in payment of rent.

7. That now you are in arrear of rent till date i.e. @ Rs.4,83,000/-
(Rupees Four Lac Eighty Thousands Only). When my client
demanding you the arrears you are avoiding to pay the same from
one pretext to other. For your above said conduct and behavior my
client is not wishing to continue your tenancy after the expiry of the
lease period. you noticee must vacant the tenanted premise and
handover the physical and peaceful possession of the lease property
on or before 15.04.2022 failing which you are liable to pay Rs.
5000/- per day towards the damage/penalty to my client till the
date of handing over the possession to my client in addition to rent
as per the Para No. 1 of the lease agreement.

8. I, thus hereby call upon you by this legal notice to immediately pay
the rent for amounting to Rs.4,83,000/- along with water and
electric charges as per bill within seven days from the date of
receipt of the notice and vacate the lease property of my client
alongwith all your goods and valuables and handover the peaceful
and vaccant possession of the premises occupied by you on or
before i.e. 15.04.2022 otherwise you are liable to pay Rs.5000/- per
day towards the damage/penalty to my client till the date of
handing over the possession to my client in addition to rent , failing
which my client shall be constrained to initiate appropriate civil as
well as criminal proceedings against you the addressees in the
court of competent jurisdiction at your risk, cost and consequences.
You are also liable to pay an amount of Rs.11,000/-
towards the charges for this Legal Notice.

A copy of this notice is being retained in my office for


record and further reference.
