KNOW ALL MEN BY THESE PRESENTS

THIS DEED OF ABSOLUTE SALE IS MADE, ENTERED, AND EXECUTED INTO BY:

  NAME, both of legal age, Filipinos, and with residence and postal address at
Pampanga, Philippines hereinafter referred to as the SELLER

NAME, of legal age, Filipino, married to XXXXXXXX (American Citizen), and a
resident of Quezon City, Philippines, hereinafter referred to as BUYER

WITNESSETH; 
 
        WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at XXXX, XXXX, Davao, Philippines and covered by Transfer Certificate of Title No. T-
XXXX containing a total area of TWO HUNDRED FIFTY EIGHT (258) SQUARE METERS,
more or less, and more particularly described as follows:
 
TRANSFER CERTIFICATE OF TITLE NO.
 
       A parcel of land of the subdivision project (lot X, block X, Psd-11-XXXXXXX, being a
portion of lot X, Psd-11-XXXXXX), situated in the Barrio of Poblacion; Municipality of XXXXX;
Province of Davao; Island of Mindanao. Bounded as follows: On the XX., along line 5-1 by lot 7;
on the XX., along line X-X by lot 5; on the XX., along line X-X by lot X all of the Blk-2 on the
XX., along lines X-X-X by Road Lot X (10.00 m. wide) all of the subdivision plan. Beginning at a
point marked “1”on plan being S. 67 deg. 52’ E., XXXX.XX m. from B.L.B.M No. 1, Bo. Of
XXXXXXX, thence……….

S. 27 deg. 39’ W., 14.50 m. to point 2; N. 62 deg. 21’ W 20.59 m. to point 3;

N. 38 deg. 10’ E., 3.71 m. to point 4; N. 56 deg. 13’ E., 12.36 m. to point 5;

S. 62 deg. 21’ E., 14.01 m. to point of Beginning;

Containing an area of XXXXXXXXXXX (000) SQUARE METERS, more or less. Points referred to
are indicated on the plan and are marked on the ground as follows: All points by PS cyl conc.
Mons. 15 x 40 cms. Bearings, True. Date of original survey, February 23, XXXX and that of the
subdivision survey XXXX 24-17, 1987 executed by geodetic engineer XXXXXX, approved on
May 19, XXXX.;

        WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of NINETY THOUSAND (P 90,000.00) Philippine Currency;

 NOW THEREFORE, for and in consideration of the sum of Php 90,000.00 (Php

90,000.00) Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO
HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his
heirs and assigns, the certain parcel of land together with all the improvements found thereon,
free from all liens and encumbrances of whatever nature including real estate taxes as of the
date of this sale.
