Whereas all the Piece and Parcel of land admeasuring 1800 Sq.ft in plot
no 337, comprised in Old S.No 71/2 and 71/1 as per patta New survey No
71/2A1A and 71/1A1A, Vilangadupakkam Village, Ponneri Taluk, Thiruvallur
District, within the Registration District of North Chennai, Registration Sub District
of Redhills, an larger extent of 7200 Sq.ft land purchased by One Thiru KV
Gopalakrishnan along with other plots 335, 336 and 338 in Thirumathi Sonia
Avenue from Tmt G. Janakibhai, Represented by her power agent Thiru S.
Karanraj Jain vide a sale deed document No 8331/2006 dt 25.09.2006, at Sub
Registrar’s office, Redhills,
Whereas The Patta No 315 for Survey No 71/2A1A, old Survey No 71/2,
recorded in favour of Mr.Ramakrishnan and Patta No 247 For Survey No 71/1A1A
old Survey No 71/1, recorded in favour of Mr.Balu Naidu, for all the plots as above
mentioned.
Ever since the date of purchase of the above schedule mentioned property
by the VENDOR, The Vendor is in absolute peaceful possession and enjoyment
of the same free from all encumbrances.
4) That the VENDOR do hereby covenant with the PURCHASER that the
properties specified Under Schedule ‘B’ now conveyed is free from all
encumbrances, charge, lis-pendens, Court attachments, claims, Revenue recovery
proceedings, whatsoever.
6) That the VENDOR covenant that the VENDOR will at all times keep the
purchaser indemnified against all actions, proceedings, demands, claims, costs,
damages and expenses whatsoever, which the PURCHASER may incur, sustain
or put to by reason of any defect in the title. Further any litigation arises with
regard to the property in schedule-B in future, the Vendor is responsible to
resolve it in his cost and consequences.
7) The VENDOR has on this day handed over Land of the properties
morefully described under schedule ’B’ as well as the previous title deeds, and
the PURCHASER do enjoy the property peacefully at all times as his own without
any let, hindrance objection, disturbance by the VENDOR or any one on their
behalf. If any sale amount is found to be given inadvertently, the VENDOR
accepts that the same will be refunded to the PURCHASER.
