DEED OF SALE

THIS DEED OF ABSOLUTE SALE is executed at Chennai on this ……… Day


of February, 2022 by Thiru Omprakash S/o Swaroplal, aged about 39 Years,
(Aadhar Card No 4389 7598 6930) (PAN Card No ANDPO0594P), residing at
Door No 1107, 18th Central Cross Street, M.K.B Nagar, Vyasarpadi, Chennai-
600039, represented herein by his Power Agent Mr D. Ravi S/o Duraibabu Hindu
aged about 62 Years (Aadhar Card No 7479 7769 3178) (PAN Card
NoAFQPR7032E), residing at door no 1/367, 1 st Street, Masilamani Nagar,
Madhavaram, Chennai 600060, duly constituted under the deed of General Power
of attorney dated 31.08.2021, registered as document No 9577/2021 at the
office of Sub-Registrar, Redhills, hereinafter called the “VENDOR”, which term
wherever the context so admits and permits shall mean and include his heirs,
Legal Representatives, Executors, Administrators and assigns, of the one part.
And
Tmt R.Durga W/o Babu.B (Aadhar Card No 4800 0101 5605) (PAN
Card No BWDPD2651F), Hindu, aged about 29 years, residing at Door No 2/4,
Sandai Medu Street, Thiruvalam, Vellore Tamilnadu, 632 515, hereinafter called
the ‘PURCHASER’ which term wherever the context so admits or permits shall
and include her heirs, Legal Representatives, Executors, Administrators and
assigns, of the other part.

Whereas all the Piece and Parcel of land admeasuring 1800 Sq.ft in plot
no 337, comprised in Old S.No 71/2 and 71/1 as per patta New survey No
71/2A1A and 71/1A1A, Vilangadupakkam Village, Ponneri Taluk, Thiruvallur
District, within the Registration District of North Chennai, Registration Sub District
of Redhills, an larger extent of 7200 Sq.ft land purchased by One Thiru KV
Gopalakrishnan along with other plots 335, 336 and 338 in Thirumathi Sonia
Avenue from Tmt G. Janakibhai, Represented by her power agent Thiru S.
Karanraj Jain vide a sale deed document No 8331/2006 dt 25.09.2006, at Sub
Registrar’s office, Redhills,

Whereas During the course of ownership Thiru KV Gopalakrishnan


represented by his power agent Mr Tamil Selvan Vide deed of General Power of
attorney document No 619/2008 dt 27.02.2008 registered at Sub-Registrar’s
office, redhills sold an extent of 1800 Sq.ft comprising plot no 337 only, to Thiru
Om Prakash vide a sale deed document No 3550/2011 dated 11.04.2011, at Sub
Registrar’s office, Redhills.

Whereas the Vendor has executed a General power of Attorney deed to


and in Favour of Mr D.Ravi, under the deed of General Power attorney
Registered as document No 9577/2021 dt 31.08.2021,at Sub Registrar’s office,
Redhills.

Whereas The Patta No 315 for Survey No 71/2A1A, old Survey No 71/2,
recorded in favour of Mr.Ramakrishnan and Patta No 247 For Survey No 71/1A1A
old Survey No 71/1, recorded in favour of Mr.Balu Naidu, for all the plots as above
mentioned.

Ever since the date of purchase of the above schedule mentioned property
by the VENDOR, The Vendor is in absolute peaceful possession and enjoyment
of the same free from all encumbrances.

WHEREAS the ‘VENDOR’, offers to sell, and the “PURCHASER” agreed


to buy the land in plot no 337, Thirumathi Sonia Avenue, in Old S.No 71/2 and
71/1 New survey No 71/2A1A and 71/1A1A an extent of 1800 Sq.ft morefully
described in Schedule ‘B’ for a total sale consideration of Rs 4,82,400/-(Rs
Four lakhs Eighty Two thousand Four Hundred only) free from all
encumbrances

WHEREAS the VENDOR is the exclusive owner of the property morefully


described in the schedule ‘B’ hereunder and the VENDOR has absolute right to
dispose of the same as in the manner the VENDOR wishes through his power
agent.

NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:-

That in pursuance of the aforesaid, and in consideration of the land value


of Rs 4,82,400 (Rs Four lakhs Eighty Two thousand Four Hundred only)
paid by the purchaser to the vendor by way of Indian Overseas bank, Secretariat
Branch Chennai, Online Transfer(NEFT) Reference UTR-IOBAN22048339247
dated 17.02.2022 to Mr Ravi.D, State bank of India, Manali CPCL campus
Branch Chennai, and acknowledges the receipt of NEFT herein.

2) The VENDOR doth hereby admit, acknowledge, acquit, release and


discharge the PURCHASER from making further payment thereof and the
VENDORS doth hereby sell, convey, transfer, and assigns unto and to the use of
the PURCHASER, the property morefully described in the Schedule ‘B’ hereunder
together with the water ways, easements, advantages and appurtenances and all
estate, rights, title and interest of the VENDOR to and upon the said properties
TO HAVE AND TO HOLD the said properties hereby conveyed unto the
PURCHASER absolutely and forever.

3) That the VENDOR is the absolute owner of the properties morefully


specified under Schedule ‘B’ hereby transfer, grant, convey to the ‘Purchaser’ by
way of absolute sale of the properties hereunder to have and to hold the same to
the purchaser free from all encumbrances.

4) That the VENDOR do hereby covenant with the PURCHASER that the
properties specified Under Schedule ‘B’ now conveyed is free from all
encumbrances, charge, lis-pendens, Court attachments, claims, Revenue recovery
proceedings, whatsoever.

5) That the VENDOR hereby declares to the PURCHASER that the


VENDOR has paid all the taxes, rates and other outstanding due to Local bodies,
revenue, urban and other authorities in respect of the properties morefully
described in the Schedule ‘B’ hereunder upto the date of execution of this sale
deed and the PURCHASER shall bear and pay the same hereafter. Payable from
the date of purchase. If any arrears are found due to the earlier period, the same
shall be discharged by the VENDOR.

6) That the VENDOR covenant that the VENDOR will at all times keep the
purchaser indemnified against all actions, proceedings, demands, claims, costs,
damages and expenses whatsoever, which the PURCHASER may incur, sustain
or put to by reason of any defect in the title. Further any litigation arises with
regard to the property in schedule-B in future, the Vendor is responsible to
resolve it in his cost and consequences.

7) The VENDOR has on this day handed over Land of the properties
morefully described under schedule ’B’ as well as the previous title deeds, and
the PURCHASER do enjoy the property peacefully at all times as his own without
any let, hindrance objection, disturbance by the VENDOR or any one on their
behalf. If any sale amount is found to be given inadvertently, the VENDOR
accepts that the same will be refunded to the PURCHASER.
