DEED OF SALE

(P U R C H A S E R)

OVER ALL THAT PIECE/PARCEL OF LAND, SITUATE, LYING AND


BEING AT ELEPETE VILLAGE, IBEJU-LEKKI LOCAL
GOVERNMENT AREA, LAGOS STATE, MEASURING 30FT BY
120FT (APPROXIMATELY HALF A PLOT) WITH THE 2 BEDROOM
ENSUITE APARTMENT THEREON SITED
DEED OF SALE
THIS DEED OF SALE is made on the 16th day of July, 2021, BETWEEN PETER
AGERE ATUSU of 50, Alakun Elepetu Road, Baba Adisa, Lagos State (hereinafter
called “THE VENDOR”, which expression shall where the context so admits
include his heirs, executors, administrators and assigns) of the one part.
AND
1. AJISAFE ADEOYE of Eagleworld Close, Majek, Ajah, Lagos State. 2. OSIYELU
ADEOLU of 7 Olabisi Sariki Street, Ajah, Lagos State (hereinafter called “THE
PURCHASERS” which expression shall where the context so admits includes his
heirs, executors, administrators and assigns) of the other part.
W H E R E A S:
The Vendor herein became the beneficial owner of the land hereinafter described
by purchase from MRS OSHO BLESSING OMON who had bought the land described
from Molikiu Akodu’s family vide a Deed of Conveyance dated ______day of ________,
20_____and has possessed the land in accordance with the subsisting deemed right of
occupancy;

The Vendor, having taken ownership and possession of the land hereinafter
described, built thereon a 2-bedroom ensuite apartment;
The land is hereinafter described and transferred to the Purchasers; the Vendor
having shown the boundary of the said piece of land in the presence of witnesses.
AND WHEREAS the Vendor has agreed with the Purchasers to sell and transfer the
piece of land hereinafter described to the Purchasers for a consideration of
Thirteen Million Naira Only (N13, 000, 000.00);

IT IS HEREBY AGREED AS FOLLOWS:


1. In consideration of this agreement and the sum of Thirteen Million Naira Only
(N13, 000, 000.00) already paid by the Purchasers to the Vendor (the receipt
whereof the Vendor hereby acknowledges), the Vendor as Beneficial Owner has
sold and transferred his rights of possession and ownership over the land
described to the Purchasers in presence of witnesses.
2. The land described is all that Piece/Parcel of Land, Situate, Lying And Being At
Elepete Village, Ibeju-Lekki Local Government Area, Lagos State, Measuring
30ft By 120ft {Approximately Half (½) Plot} with the 2 Bedroom Ensuite
Apartment Thereon Sited and bounded as follows:

2. The physical possession of the piece or parcel of land having been given to the
Purchasers in the presence of witnesses, the sale is hereby ratified, confirmed and
deemed complete, irrevocable and absolute.
3. The Vendor shall, with all necessary parties, take all other steps (if any) to further
perfect the Purchasers’ title without any further demand from the Purchasers.
4. The Purchasers shall henceforth be at liberty to take and remain in physical
possession of and deal with the said land as he may deem appropriate.
5. The Vendor hereby covenants with the Purchasers that the Vendor has not done
any act/deed or anything whatsoever whereby he is prevented from selling and
transferring the said piece or parcel of land to the Purchasers herein.
6. The Vendor shall indemnify and keep indemnified the Purchasers against any loss
suffered, costs, damages and expenses incurred by the Purchasers in consequence
or as a result of any action or anything in any wise done by any rival claimant to the
said piece or parcel of land howsoever claiming.
IN WITNESS WHEREOF the parties hereto have hereunto set their hands the day

APPROXIMATELY 45FT BY 120FT
DEED OF CONVEYANCE
THIS DEED OF CONVEYANCE is made on the 16th day of July, 2021, BETWEEN PETER
AGERE ATUSU of 50, Alakun Elepetu Road, Baba Adisa, Lagos State (hereinafter called
“THE VENDOR”, which expression shall where the context so admits include his heirs,
executors, administrators and assigns) of the one part.
AND
1. AJISAFE ADEOYE of Eagleworld Close, Majek, Ajah, Lagos State. 2. OSIYELU ADEOLU
of 7 Olabisi Sariki Street, Ajah, Lagos State (hereinafter called “THE PURCHASERS”
which expression shall where the context so admits includes his heirs, executors,
administrators and assigns) of the other part.
W H E R E A S:
The Vendor herein became the beneficial owner by purchase from the Ora Royal Family
of No. 1, Shugbola Quarters, Ora Odogbawojo, Epe Local Government Area of Lagos State
vide a DEED of Assignment dated ______day of ________, 20_____and has possessed the land
in accordance with the subsisting deemed right of occupancy.
The land is hereinafter described and transferred to the Purchasers; the Vendor having
shown the boundary of the said piece of land in the presence of witnesses.
AND WHEREAS the Vendor has agreed with the Purchasers to transfer the piece of land
hereinafter described to the Purchasers for a consideration of One Million One Hundred
Thousand Naira Only (N1, 100, 000.00)

IT IS HEREBY AGREED AS FOLLOWS:


1. Pursuant to this deed and the consideration of One Million One Hundred Thousand
Naira Only (N1, 100, 000.00) already paid by the Purchasers to the Vendor (the receipt
whereof the Vendor hereby acknowledges), the Vendor as Beneficial Owner has sold
and transferred his rights of possession and ownership over the said land, to the
Purchasers in presence of witnesses. The land described is situate, lying and being at
Ora Estate, Mojoda, Epe LGA, Lagos State, Measuring Approximately 45ft by 120ft, and
bounded as follows:

2. The physical possession of the piece or parcel of land having been given to the Purchasers
