PD 1216 is a policy of the government to create and maintain a healthy environment in human
settlements by providing open spaces, roads, alleys, and sidewalks as may be deemed suitable to
enhance the quality of life of the residents therein.
RA. 6552 REALTY INSTALLMENT BUYER PROTECTION ACT or Maceda Law - applies to the purchaser of
real property by installment payments when the purchase becomes canceled by a
delinquency in payment. It provides the buyer with a right to a refund as a requisite for cancellation of
the contract due to delinquency when the buyer has paid at least two years.

Socialized housing real estate developer (1 page, 100 words max)
whereby owners and/or developers of the proposed subdivision and condominium projects shall be
required to develop an area for socialized housing equivalent to at least fifteen percent (15%) of the
total subdivision area or total subdivision project cost and at least five percent (5%) of condominium
area or project cost, at the option of the developer, in accordance with the standards as provided by law
