and all other costs and expenses for the registration of the sale in the name of the
VENDEE shall be for the VENDEE’s account.

CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made and executed by and between:

______________________, Filipino, of legal age, citizen, married and residing at

_____________, City, hereinafter referred to as the LESSOR;

-and -

_______________________, Filipino, of legal age, and residing at

_______________________________, City, hereinafter referred to as the LESSEE;

WITNESSETH:

LESSOR is the owner of a residential house and lot situated in _______________,

City.

LESSOR leases unto the LESSEE and the latter accepts to lease the residential
house and lot under the following terms and conditions:

1.TERM – This lease commences on ______________ and shall be in force until

________________________.

2.RENT/ADVANCE RENTAL – The monthly rental for the leased premises is

payable every month starting on ___________________ without the need of
demand. For convenience of the parties, it is agreed that the LESSEE shall
deliver ______________ postdated checks upon signing of this Contract.

3.DEPOSIT – A deposit of two (2) months rental at Pesos: _________________

(P______________) shall be paid upon the signing of this Lease Contract. Said
amount is made to answer for unpaid utility bills (electricity, water, association
dues, garbage fee and similar charges) and damages which may have been
caused on the leased premises except for reasonable wear and tear. At no
instance shall the deposit be applied to unpaid rentals.

This security deposit, after deducting the above amounts due from the LESSEE,
shall be returned to the LESSEE within one (1) month of the termination of this
lease agreement or as soon thereafter that the unpaid utilities/damages were
ascertained.

4.USE OF PREMISES – The leased premises shall be used exclusively by the

LESSEE for residential purposes. Illegal and immoral activities are prohibited.

5.SANITATION & REPAIR – LESSEE acknowledges that the leased premises are in
good tenantable condition and agrees to keep the same clean and in sanitary
condition.
 LESSOR shall be responsible for major repairs (that which will cost P3,000.00 and
above) while minor repairs shall be to the account of the LESSEE.

6.UTILITIES – The LESSEE shall pay for electricity, water, telephone service,
association dues, garbage or similar charges. Telephone and cable-TV for the
leased premises will be obtained by the LESSEE directly from the public utilities
concerned.

7.PRETERMINATION – Should LESSEE opt to preterminate this lease contract, he

shall give LESSOR two (2) months notice of his intention. The security deposit
and any advance rental shall be forfeited in favor of the LESSOR.

8.EXPIRATION OF LEASE – Upon expiration or cancellation of this agreement,

LESSEE agrees to return and surrender the leases premises in as good condition
as reasonable wear and tear will permit and without delay whatsoever, devoid of
all occupants, furniture, articles and effects of any kind other than the building or
other permanent improvements thereon.

9.RENEWAL/EXTENSION – Sixty (60) days prior to the expiration of this lease,

LESSEE shall give notice in writing to LESSOR his intention to renew and/or
extend this lease subject to the agreement of the LESSOR. The renewal/extension
shall be upon mutually agreed terms and conditions.

10.NON-WAIVER – The failure of the LESSOR to insist upon a strict performance of

any of the terms, conditions or covenants hereof shall not be deemed as a
relinquishment or waiver of any right or remedy that the LESSOR may have, nor
shall it be construed as a waiver of any subsequent breach or default of the terms,
conditions or covenants herein contained. No waiver made by the LESSOR shall
be deemed to have been made unless in writing and signed by the LESSOR.
