This DEED OF ABSOLUTE SALE is made executed and entered into by:

I , GEMMA S. RIOMALOS of legal age, Filipino, Married , with a residence at Rafaela

1 Ampid 1 San Mateo Rizal here in after referred to as the VENDOR.

I, MIA JEZELLE M. PINUELA of legal age, Filipino, Single , with a residence at B2 Lot
43 PH9 KALIWA BANKERS VILLAGE GUITNANG BAYAN (POB), SAN MATEO
RIZAL, Hereinafter referred as the VENDEE.

W I T H N E S S E T H T H A T:

WHEREAS, VENDOR, is the registered owner of a lot package located at Phase 9

Road 1 Lot 41 Blk 2 Bankers Village San Mateo Rizal , with an area of 95 SQ.M..,
more or less, covered by Transfer Certificate of Title TCT No. 368197 of which said title
is registered in the name of GEMMA S. RIOMALOS.

TECHNICAL DESCRIPTION OF THE PROPERTY

A parcel of land (Lot 41, Blk 2 of the cons-subd plan pcs-045811-007746 being a
portion of the cons. Of Lot 2 (LRC) pcs 16938, Lot 3-A , Psd-46727 & Lot 4, PSD-00456
(swo-35660) , situated in the Ba. Of Ampid , Mun. of San Mateo Prov. Of Rizal Bounded
on the SW along line 1-2 by Lot 42 Blk 2 ; on the NW , along line 2-3 by Lot 39, Blk 2:
on the NE ., along line 3-4 by Road Lot 1:on the SE., along line 4-1 by lot 43, blk 2 all of
the cons-subd plan.

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the
above mentioned property for the amount of FOUR HUNDRED HUNDRED FIFTY
THOUSAND PESOS [ Php 450,000.00] Philippine Currency. NOW THEREFORE, for
and in consideration of the sum of FOUR HUNDRED FIFTY THOUSAND PESOS [Php
450,000] Philippine Currency, hand paid by the Vendee to the Vendor, the VENDOR
HEREBY SELL, TRANSFER and CONVEY by way of ABSOLUTE SALE unto to the
said VENDEE, her heirs and assigns the certain parcel of land together with all the
improvements found thereon, free from all liens and encumbrances of whatever nature
including real state taxes as of the date of this sale. VENDOR account shall pay the
capital gain tax, notarial fees, and pay the professional fee of the agent While the
VENDEE account shall pay documentary stamp taxes, transfer tax and registration fees
and other expenses related to sale and purchase of the PROPERTY.
