CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This Contract to Sell is entered into and executed in the Municipality/City of


Santiago Isabela, Philippines, this April 08 2022, by and between:

PEDRONG SAWI JR. , of legal age, married and with


address at Purok 04 Malvar Santiago Isabela,
Philippines, hereinafter referred to as “SELLER”,

JAYSON ANTOLIN, of legal age, not married and with address at


Purok 6, Zamora Cabarroguis Quirino, Philippines, hereinafter referred to
as “BUYER”.

WITNESSETH

WHEREAS, the SELLER is the registered owner of a parcel of land covered by


Transfer Certificate of Title No. 040-2016026905 which is more particularly described as
follows:

Location: Barangay, Rizal City of Santiago Isabela Philippines

Area : 3,315 square meters

WHEREAS, the SELLER has offered to sell said parcel of land and the BUYER has
agreed to buy the aforesaid parcel of land;

NOW, THEREFORE, for and in consideration of the foregoing, the parties have agreed
as follows:

1.For and in consideration of FOUR MILLION NINE HUNDRED SEVENTY TWO


THOUSAND AND FIVE HUNDRED PESOS (P4,972, 500), Philippine Currency, the
SELLER undertakes to SELL, TRANSFER and CONVEY unto and in favor of the BUYER,
his successors-in-interest and assigns, the former’s rights, ownership and interest over the above
subject parcel of land;

2. The aforesaid consideration shall be paid by the BUYER by paying THREE


MILLION PESOS (P3,000,000.00) upon the execution of this contract and the balance of ONE
MILLION NINE HUNDRED SEVENTY TWO THOUSAND FIVE HUNDRED PESOS
(P1,972,500) shall be paid in nineteen (19) equal installments of ONE HUNDRED THOUSAND
PESOS (P100,000.00) monthly and the 20th and last installment shall be SEVENTY TWO
THOUSAND FIVE HUNDRED PESOS (P72,500.00);

3.The title to the above-mentioned property subject of this contract shall remain with the
SELLER and shall pass to and be transferred to the BUYER upon payment of the full
consideration above agreed upon and the execution of the final DEED OF ABSOLUTE SALE;

4. In the transfer of the title of the subject property from the SELLER to the BUYER
subsequent to the execution of the DEED OF ABSOLUTE SALE, the payment of the required
capital gains tax shall be on the account of the SELLER.

5. Documentary Stamps Tax, Registration Fee, registration expenses, and all other
miscellaneous fees and expenses shall be to the account of the BUYER/VENDEE;

This instrument consists of three (3) pages including the page on which this
acknowledgement is written, and signed by the parties and their instrumental witnesses on each
and every page thereof.
