SHORT CASE DISCUSSION

Cardo Dalisay is a fresh graduate from ACLC College of Ormoc with a degree in Business Administration.
Cardo applied in Cebu Real Estate Appraiser as a Property Appraiser. Cebu Real Estate Appraisers is a
team of experienced PRC Licensed Real Estate Appraisers in Cebu that are engaged in appraisal or
valuation of any types of real estate properties including plants, factory equipment and machinery.

Cardo is hired by the said company and will start two days after the hiring.

1. What is Property Appraisal?

Answer:

Property appraisal is the process of estimating the value of real estate. Fair market value is the price a
property would sell for in a reasonable amount of time, assuming both the buyer and seller are fully
informed about all aspects of the property. To arrive at an accurate value, the appraiser must collect
relevant data and employ one or more approaches. He or she will then explain the appraisal decision in
the final value reconciliation.

2. What would be the necessary actions that Cardo must do in order to become familiar with the
position – Property Appraiser?

Answer:

Cardo must take certain steps in order to familiarize himself with the role of property appraiser,
including:

Determine the generic evaluation standards.

Determine Special Evaluation Standards Based on the Employee’s Role.

Make the Bigger Picture clear.

Date and time are set.

Share Your Goals and Intentions.

Make a foundational structure.

3. How does a Property Appraiser compute the value of the real-estate?

Answer:
This strategy involves comparing a property’s worth to those of similar properties in the neighborhood.
They do this by looking up and contrasting recently sold residential lots. This approach is by far the most
often used approach for appraising properties.
