Step 1: APPROVAL CONTINGENCIES MUST BE MET TO SECURE YOUR NEW HOME, if applicable:

*Landlord accepts Surety Bond in lieu of Security Deposit. Please note, you will still be responsible for damages to
the property in addition to the terms of the lease and bond program.
*If no response within 24 hours, HomeRiver Group will default to longest lease term option and participation in
Surety Bond Program *

Step 2: Approval Terms: (These terms are final, no changes will be made to the below terms)
Move In date – 06/03/2022
Lease Term – 12 months
Monthly Rent – $2,125.00 - *First full month’s rent is due at move in date.
Security Deposit/Rent Holding Fee or *Surety Bond Amount – $2,125.00 .
Pet Fee(s)/ Pet Rent – N/A
**We will be sending you an invitation to purchase the Surety Bond following this email.
(**Pet Fee(s) are not a deposit and cannot be included in the Surety Bond Program).

*A one-time Administrative Fee is due at move in, monthly Filter program fee & tenant benefit fee will be due monthly*
- as applicable, per lease agreement.

We do require your signed lease via DocuSign (all signers will receive a separate email from DocuSign
to electronically sign lease) and Security Deposit/Rent Holding Fee, and/or Surety Bond paid +
contingencies, if any, met within 24 hours of receipt of DocuSign Lease/Portal Access.
Failure to do so may result in loss of approval for this property.
Payment Instructions:
● You will receive an email from PropertyWare with a link to set up your Tenant Portal. Through
your portal you can pay security deposit, rent, other charges, submit maintenance requests and
communicate directly with your Management Team through Conversations.

Helpful Information:
● All funds noted above must be paid on or before move-in date. You will be contacted on move in
date with instructions on how to access the property.
● Schedule utilities to be turned on or transferred into your name on your lease commencement
date to avoid any possible disconnection fees. We suggest working with a FREE concierge Utility
Service, Citizen Home Solutions, this is a free service to assist you with connecting utilities, cable
and internet according to your area. Feel free to contact them at 877.528.3824.

BEFORE ACCESS WILL BE GIVEN – you must provide the following items to your Management Team.
Proof of Renters Insurance:
The insurance paperwork you submit must show the following:
✔ - The address of your new residence
✔ - Must begin on or before the date of move in
✔ - Must have your name and HomeRiver Group 6404 International Pkwy. Suite 2010
Plano, TX 75093 as a coinsured/additional interest
✔ - Meet the minimum of $100,000 liability insurance & $10,000 coverage goods/personal
effects

Utility Account Numbers:


✔ Provide your established account numbers associated with water/sewer/trash, electric
and gas-(if applicable) utility connections
