Conditional Deed of Sale
I, CONSTANTINO C. BAMBAO, JR., Filipino, married to NIMFA S. BAMBAO, of legal age, with
residence and post-office address at Upper Pulacan, Labangan, Zamboanga del Sur, Philippines, for and
in consideration of the sum of Seven Hundred Thousand (P700, 000.00) Pesos, a partial payment
thereof of the sum of Five Hundred Thousand (P500, 000.00) Phil. Currency to me in hand paid by
VICTORIANO K. PERALTA, married to PETRONIA C. PERALTA, likewise of legal age, filipino, with
residence and post-office address at Upper Pulacan, Labangan, Zamboanga del Sur, do hereby sell,
transfer and convey unto the said VICTORIANO K. PERALTA, to his heirs and assigns that certain portion
of parcel of land together with the improvements therein situated at Upper Pulacan, Labangan,
Zamboanga del Sur, more particularly described as follows:
“A parcel of land, being a portion of Lot B, PSD-61218, covered by TCT no. T-2,744,
with an area of Six Thousand Two hundred thirty two (6,232) Square Meters, situated at
Upper Pulacan, Labangan, Zamboanga del Sur…”
Which the said portion sold, I am the absolute owner as my share of the heritance, and has the
full capacity to convey the same;
That it is ordained hereto that the balance of Two Hundred Thousand (P200,000.00) Pesos, shall
be paid when the Transfer Certificate of Title (TCT) shall have been issued to the vendor Constantino C.
Bambao, Jr., in which case, he shall execute anew an instrument known as Absolute Deed of Sale in lieu
of Conditional Deed of Sale in favor of the herein vendee Victoriano K. Peralta, or the title thereto shall
have been issued in favor of the later vendee, that it is further ordained that the said vendee Victoriano
K. Peralta shall lawfully deemed as occupant, to cultivate, plant and harvest unmolested on the
aforesaid portion parcel of land covered by this instrument.
IN WITNESS WHEREOF, the parties hereto have signed their names hereunto this 15 th day of
July, 2022 at Labangan, Zamboanga del Sur, Philippines.

Known to me to be the same persons who executed the foregoing instrument and they acknowledged
to me that the same in their free act and deed.
THIS INSTRUMENT consisting of 2_ pages including the page in which this acknowledgement is
written has been signed on the left margin of each and every page thereof by aforementioned parties
and their witnesses and sealed with my notarial seal.

That we are the children and heirs of the late spouses CONSTANTINO BAMBAO, SR. and
MAXIMA C. BAMBAO who died intestate covering a parcel of land otherwise known as Lot B, PSD-61218
covered by TCT no. T-2, 746, situated at Upper Pulacan, Labangan, Zamboanga del Sur;
That we conformed to the sale of a portion of Six Thousand Three Hundred Thirty Nine (6,339)
Square Meters of the aforementioned parcel of land by our brother Constantino C. Bambao, Jr., his
share portion thereto being one of the heirs;
That we interpose no objection to the sale aforementioned, it being conveyed validly by our
brother Constantino C. Bambao, Jr., in favor of Victoriano K. Peralta.
IN WITNESS WHEREOF, we have hereunto set our hands on this 15th day of July, 2022 at
Pagadian City, Philippines.
