SPECIAL POWER OF ATTORNEY

payment of the Capital Gains Tax, Documentary Stamps Tax, other
transfer taxes, registration fees and obtaining of Certificate Authorizing
Registration (eCAR), tax clearances and other documents needed to
effect the transfer of title from the name of the SELLER to the BUYER;

b. File and secure Certified True Copies of TCT No.

___________________ of the Register of Deeds for the Province of
Batangas and corresponding Tax Declaration from Assessor’s Office and
other documents needed from various government agencies.

c. File with and the Register of Deeds and submit to the City Assessor’s
Office the corresponding Deed of Absolute Sale; and to receive, sign
receipt of the new transfer certificate of title and/or tax declaration as
well as tax clearance and other documents related thereto.

GIVING AND GRANTING UNTO our said ATTORNEY-IN-FACT full

power and authority to do and perform every act and deed whatsoever requisite and
necessary to done in and about the premises, as fully to all intents and purposes as
we might or could lawfully do if personally present, and hereby ratifying and
confirming all that our said attorney-in-fact shall lawfully do or cause to be done
by virtue of theses presents.
