“The Severna Park Home”

Disclaimer:
This data is based off of the redfin listings in Severna Park Maryland. In order to qualify
for this analysis the homes had to be a part of the 21146 zip code, single family homes,
and listed on Redfin as of July 12, 2022. 
 

Prologue:
Just as a general guideline, Maggie collected data on current trends in homes that were actively
listed in the Severna Park zip code on July 12. This data, of course, cannot and should not
reflect all of the homes in Severna Park, as the point of this project is to adhere to current
Severna Park market trends. Also, for safety reasons none of the homes’ addresses are listed in
this analysis.

Why did we do this?


Instead of adhering to the “average” or the median Severna Park home, we thought that we
would base our model home statistics on the range that the majority of homes fall into. For
instance, if the majority of actively listed homes were a shade of blue, our house would be a
shade of blue. This analysis will still allow us to get a sense of what standards our model should
adhere to, but without limiting our creativity in the process.
Section One: General Analysis
This table consists of each of the 40 homes that we analyzed and how they fit into
seven categories: price, size, # of bedrooms, # of bathrooms, color, shutters, and use of
brick**.
 

*Note brick refers to any type of stone on the exterior of the home

Takeaways:
This first table was just a broad list of what is prevalent in the Severna Park home market today.
However when color coded you can see the price range from the lowest price (dark blue) to the
highest price (dark red), as well as home size, number of bedrooms, and number of bathrooms
organized in the same way. You can also see what the most popular home colors (in dark red)
and the least popular home colors (in dark blue) are. More importantly, by color coding you can
see where the stats line up, and if the most expensive home has the most number of bedrooms,
or is the biggest size, etc.
Section Two: Price Point
Table two indicated how many homes fell into a certain price range. We divided the first
ten groups by hundred thousand, but for the sake of conciseness, we expanded the
range after the price hit over $1 million.
 

Takeaways:
By looking at the graph you can see that the most popular price range that Severna Park homes
fell into was the seven hundred thousands. Because of this, that is where we will aim to have
our house valued at.
Section Three: Size
Table three indicated how many homes were a certain square footage. 
 
 

Takeaways:
Looking at the graph you can see that most Severna Park homes are between 2000 and 3000
square feet in size. Because of this, our house will fall into that size range. 
Section Four: Bedrooms
Table four indicated how many homes had a certain number of bedrooms
 
 

Takeaways:
Looking at the graph you can see that most Severna Park homes have four bedrooms, so that is
what our house will have.
Section Five: Bathrooms
Table five indicated how many homes had a certain number of bathrooms
 

Takeaways:
Looking at the graph you can see that most Severna Park homes have three and a half
bathrooms, so that is what our house will have.
 
Section Six: Colors
Table six indicated how many homes were of a certain color
 
 

Takeaways:
Looking at the graph you can see that most Severna Park homes are white or light gray so we
will have to make the choice of which of those colors we will choose.
 
Section Seven: Shutters?
Table seven indicated the number of homes that have and do not have shutters
 

Takeaways:
Looking at the pie chart you can see that most Severna Park homes have shutters, so we will
make sure to incorporate them into our design.

 
Section Eight: Brick?
Table eight indicated the number of homes that have and do not have brick** accents
 
 

Takeaways:
Looking at the pie chart you can see that most Severna Park homes have brick, or some other
type of stone, which actually is a sustainable material, so we will make sure to incorporate it into
our design.
