BACKGROUND:

The co-owners of the CCLOA were called for a meeting which happened last
March 15, 2022, held at Brgy. Kabulusan Pakil, Laguna, to conduct the final
pulong-pulong among actual ARBs of the subject property.

The CCLOA is composed of 2 ARBs. Adoracion Politoco’s (ARB) son, Francisco

Politico, is living in the property and serves as the care taker of the portion
they owned. Cesar Ramirez, Pedro Pareja and Adelina Dorado are managing
the properties assigned to them, which is part of the land.

Presently the subject property is agriculture in use and planted with

coconuts, other fruit trees like bananas and mangoes.

The subject property have only 2 ARBs but there are 4 groups owning the
property, and they all agreed to parcelize the property, yet it is subject for
inclusion and exclusion.

In summary, under the name of Adoracion Politico (ARB), Francisco Politico,

Cesar Ramirez, Pedro Pareja, and Adelina Dorado, were the actual tillers,
while Norma Alcantara (co-owner in CCLOA) is not tilling the area.

FINDINGS/ISSUES:

Upon validation of the existing documents on file, it was found out that the
ARBs possess the Owner’s Duplicate Copy of Title (ODCT) but do not have
ASP.

The ARBs Adoracion Politico is deceased, while Julieta Frankie, daughter of

Normita Alcantara, stated that her mother is now residing somewhere in
Batangas.

RECOMMENDATION:

The subject property is for survey to pursue to parcelization.
