DEED OF ASSIGNMENT AND TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This deed, made and entered into this _______ day of _____________, 2021,
Toledo City, by and between:

HAYDEE P. CASIA, of legal age, Filipino, a resident of Powerplant,

Poblacion, Toledo City, Cebu, Philippines, herein referred to as the ASSIGNOR;

-in favor of-

MYRNA TOMARONG RICAÑA married to OSCAR RICAÑA, of legal age,

Filipino and a resident of Powerplant, Poblacion, Toledo City, Cebu,
Philippines, herein referred as to as the ASSIGNEES.

WITNESSETH that-

WHEREAS, the ASSIGNOR, is the owner of a certain parcel of land

including all existing improvements and rights over the said lot thereon located
in Powerplant, Toledo City;

WHEREAS, the ASSIGNOR has offered to assign all her rights and
interest over the above-mentioned property to the ASSIGNEES, and the
ASSIGNEES hereby accepts the assignment in accordance with the terms
herein set forth;

NOW, THEREFORE, for and in consideration of the foregoing premises

and the sum of THIRTY FIVE THOUSAND PESOS (P35,000.00), PHILIPPINE
CURRENCY, which said amount be paid in full, that upon the acknowledged of
the ASSIGNOR to have received from the ASSIGNEES, the ASSIGNOR hereby
assigns, transfers and conveys unto the ASSIGNEES, all her rights and
interest to the aforementioned property, that the ASSIGNOR warrants the
peaceful possession of the transferee and that there are no other existing
occupants thereof and the same is free from aliens and encumbrances.

IN WITNESS WHEREOF, the parties have hereunto their hands on the

date and place first above written.
