RENT DEED

THIS RENT DEED is executed at Doda on this day of 2022


by and between: -

Bidh Lal S/o Baghat Ram, R/O Mandrana Mohalla District Doda (hereinafter
called the LANDLORD)

AND

Lokesh Parihar S/O Rattan Lal R/O Mandrana Mohalla District Doda
(hereinafter called the TENANT),

The expression “LANDLORD & TENANT” whenever occurs shall mean, bind and
include their heirs, successors, assigns and legal representatives etc.

WHEREAS the landlord is the owner of the shop situated at Ward no. 2 below
Dak banglow District Doda

AND WHEREAS the landlord has agreed to rent out the aforesaid premises to
the tenant hereinabove for a period of Five years on monthly rent @ Rs1000 /-
(Rupees one thousand only) p.m. on the following terms and conditions: -

1. That the tenancy of the aforesaid premises shall be deemed to have


commenced in the month of January 2021 for a period of Five years,
however, further extension can be given with mutual written consent of
the Landlord hereto with enhancement in the monthly rent @ 7% after
every year.

2. That tenant shall pay the rent regularly by or before 5th day of every
month to the landlord.

3. That the party of 2nd part shall have the right to use the above said portion
of the building for business purposes only during the tenancy period.
4. That electric and water charges shall be borne by the party of 2 nd part and
hand over the receipt to the landlord every month, and the security
deposit for the revised power load shall be borne by the party of the 2 nd
part.

5. That property tax if any shall be borne by the party of the 1st part.

6. That the party of 2nd part can sublet or mortgage the said rented portion
of the building during the tenancy period.

7. That the tenancy period is for five years from the date of this rent
agreement subject to the god behavior and relations and there shall be no
violation of terms and conditions of this rent deed.

8. That the party of 2nd part shall have right to make any addition or
alteration in the above portion with the consent of party of 1st part. And ,
2nd party can also make artificial changes by installing removable structure
on the said premises.

9. That after the expiry of the tenancy period the party of 2 nd part shall
handover the possession of the above said portion to the party of 1 st part
in the original conditions the premises were taken.

10. That the party of 1st part will install the electricity connection of in the
said premises and party of second part will bear the expenses of the wire
and meter charges and additional security for such installation.

11. That the present Deed of Rent Shall not create any interest in favour of
the party of 2nd part (tenant) with regard to the said premises.
12. That, in the event of the said premises or any part thereof is damaged on
account of any act, default, negligence or omission on the part of the party
of the second part, he shall forthwith execute all the necessary repairs
thereto or, in the alternative, pay adequate compensation to the parties of
the First part on that account.

IN WITNESS WHEREOF the parties have signed this rent deed on


the day, month and year first abovementioned after fully understanding
and admitting its contents in presence of witnesses.
