AGREEMENT FOR SALE

This Agreement for Sale in executed at Jamshedpur on this 12th Day of


August, 2022 between:-

M/S ALTIUS ENTERPRISES PRIVATE LIMITED, having its office at Rahargora,


Singh colony, P.O. Rahargora, P.S. Parsudih, Jamshedpur, Dist- East Singhbhum,
Jharkhand, represented through its Director Sri RAKESH KUMAR SINGH son of
Sri Jairam Prasad Singh, by faith Hindu, by nationality Indian, by occupation
business, registered at sub-registrar office at Jamshedpur (Hereinafter called
the SELLER) of the FIRST PARTY/FIRST PART.

AND

MRS. RAJNI KUMARI, wife of SANJEEV KUMAR VERMA by faith Hindu , by


Occupation House wife, Resident of Jay Prakash colony, Kitadih West, Near Old
Panchayat Bhawan, P.O. Kitadih, P.S. Parsudih, Jamshedpur, Jharkhand.UIDNO-
770504061316, (hereinafter called the purchaser ) of the SECOND
PARTY/PURCHASER.

WHEREAS THE First Party is authorised this “Vrindawan Nature’s Garden” to


the Marketing channel partner namely M/S ZAMEEN DOT COM is a partnership
firm represented by Mr. Firoz khan s/o Late Md.Salim khan and Mr. Shekh
Jamil s/o Late Shekh Rahim and its office situated at 2 nd Floor, Mahal Plaza, Aam
Bagan, Sakchi, Jamshedpur-831001.

WHEREAS the First Party is the absolute and undisputed owner/attorney of


property / Mouza Plot No-151 Allotted sub plot no-part of 176 an area
measuring 1800 Sq.ft, Khata No-51, Thana No-1295, Halka No-5, Mouza
Khairbani, District Sub-registry Office at Jamshedpur, District East Singhbhum
State of Jharkhand.

TOTAL CONSIDERATION : Rs.8,28,000/- (Rupees Eight Lakh Twenty Eight


Thousand Only)

BOOKING AMOUNT : Rs.51,000/- (Rupees Fifty One Thousand Only)


through Fund transfer dated 26/07/2022 and next
instalment is paid by Fund Transfer Amt- 2,50,000/-
(Two Lakh Fifty Thousand Only) dated 06/08/2022 to
10/08/2022. Total Amount paid RS.3,01,000.Upto till
date.

BALANCE CONSIDERATION : Rs.5,27,000/- (Rupees Five Lakh Twenty Seven


Thousand Only) Remaining amount has to pay by
the purchaser within 15th September 2022.

AMENITIES AND FACILITY : The amenities made and provided by the builder
shall generally confirm to the specifications detailed
here under:

A. All individual plot will be 1 ft. In height for


Demarcation purpose only.
B. The width of the Main & Branch Road will be 30
ft. And 20 ft. Respectively.
C. Outer Boundary wall of Complex with Guard
Room.
D. Space for Children Play ground.
E. Space for a Temple and Community Hall.
F. Electricity.

WHEREAS ,the executants/First Party / Seller is legally Empowered being the
lawful attorney of the property, which is fully described in the schedule below
and is in peaceful physical possession over the same and have every right,
power and authority to dispose of the same in the manner he likes.

AND WHEREAS the present purchaser un response to the offer made by the
executants First Party /Seller and also being satisfied with the title and
ownership of the owners and in confirmedly for the total Consideration Amount
of Rs.8,28,,000/- ( Rupees Eight lakh Twenty Eight Thousand only) and the
Second Party/Purchaser agreed to purchase the same for the said price and
both of the parties have entered into his agreement on the terms and
conditions as hereinafter papering of the terms , the Second Party/Purchaser
agreed to purchased the schedule below land:

NOW THIS AGREEMENT WITNESSETH AS UNDER:-

1. That the time is the essence of the contract, the lat that of execution of sale
deed is agreed between the parties on or before August, 2021.

2. That if the First Party fails to execute and get sale deed registered in favour
of the Second Party or his/her nominee as the case may be on or before the
above stipulated date on receipt of balance sale consideration as per terms
of his agreement specifically enforced through court of law at the sole risk
cost and expenses of First Party vendor and the First Party shall also be
liable to pay to the Second Party the liquidated damages.

3. The Second Party has a right to get the sale deed of the said property
executed and registered in favour of any person(s) for which the First Party
shall have no objection. However all the expenses of the sale Deed shall be
borne by the purchaser.

4. That the choice of Residential Sub Plot shall be on first come and serve first
basis allotment made by the First Party shall be binding on the allottee
member.

5. The vendor shall hand over all the concerned documents, title deeds, and
other revenue records and receipt etc. of the said property the said property
to the purchaser Second Party along with the actual physical and vacant
possession. at the time of execution and registration of the sale Deed.

6. That the first –Vendor has assured the Second Party Purchaser that the
property agreed to be sold to the Second Party by virtue of this agreement
is free from all sorts of encumbrances mortgage, gift, sale, lien, attachment,
pledge, hypothecation, prior agreement (s) lease, court decree(s)
injunction(s) acquisition(s) requisition(s) etc. and if any defect is found in the
little of First Party in respect of the said property at a later stage First Party
shall be responsible exclusively for all cost, expenses, damages of the
Second Party which the Second Party can recover from the person and
other properties of the First Party by attachment and sale of the same in
open auction.

7. That the seller will take the transfer permission letter/NOC from the
concerned authority, in respect of above said property in favour of
purchaser/vendee, and the seller shall be all the dues, charges, taxes etc.
regarding the above said property in the concerned department /Authority.

8. That the Jamshedpur court alone shall have jurisdiction in all matters arising
out of touching and concerning this transaction.

IN WITNESS WHERE OF the parties have put and subscribed their hands and
signatures on the agreement after having gone through the terms and
conditions of the same in token of its correctness, on the day, month and year
herein before written in presence of the following:-
