RENT DEED
This indenture is made and executed at District Court SRINAGAR on this the 28 th
DAY OF April 2022, by and between: Nisar Ahmad Sheikh S/O: Abdul Khaliq
Sheikh R/O: Solina Bazar Srinagar. (Hereinafter called the “LANDLORD”) of the
PART FIRST AND Zubair Ahmad Khan S/O Manzoor Ahmad Khan R/o:
Shallpora Allochi Bagh Srinagar (hereinafter called the ‘PARTY NO.2ND’) of the
second part

WHEREAS, the 1st party is owner of the Shop Situated Solina Srinagar
Measuring 12*12 (Herein after called as Demised Property) and 1 st party has rented
out the said Shop to the tenant to run Business under the name and style M/S:
BHAT ENTERPRISES to 2nd party (Tenant) to run business, for Monthly Rent of
Rs.5000/- (Five thousand) per Month.
AND WHEREAS, now the parties hereto want to reduce into writing the terms
and conditions of the indenture in order to serve as evidence for future;
THEREFORE, THIS INDENTURE WITNESSETH AS:
1. That the LANDLORD had delivered and the tenant has received the actual
physical possession of the said demised Room on spot.
2. That the proper Address for Communication and registration of Business is at
solina Srinagar Srinagar.
3. That this agreement shall be deemed to have commenced w.e.f. 28-04-2022
and same shall continue for a period of 05 (Five)years in the first instance.
The same shall be renewed by the parties for further period if need arise on the
same terms and conditions.
4. That rent reserved for the said demised property is at Rs. 5000/- (Five
Thousand) per Month payable by the tenant towards the LANDLORD

regularly after expiry of every succeeding calendar month without any default
or failure. There will be increment of 10% yearly on the basic rent.
5. That the tenant shall use and utilize the said demised Property only for legal
business and lawful business and shall not run any kind of illegal or such
business/commodity prohibited by law.
6. That the tenant shall keep up the said Demised Property and shall not cause any
kind of damage to the same.
7. That the tenant is allowed to make any kind of construction over the Demised
property for the smooth running of the business. The land lord shall not
interfere.
8. That in case the landlord wants the demised property for his personal use he
shall give prior notice of one year to the tenant.
9. That the Tenant shall pay himself the electric fee, water fee and other taxes,
rates and charges with respect to the said demised property which shall be
levied by any Govt. local body etc. also, can also use this for registration of his
business during use of the said period.
10. That the landlord shall not cause any kind of undue interference in the peaceful
possession of the tenants during the tenancy period.
11. That the tenant so paying the rent hereby reserved observing and performing
covenants and conditions herein contained and, on their part, to be observed
and performed shall and may peacefully and quietly possess and enjoy the
demised property herein detailed above without any interference or hindrance
from the landlord.
IN WITNESS WHEREOF THE PARTIES, execute this Agreement on
the date month and year first above mentioned.
