DIVISION 1: GENERAL REQUIREMENTS


1.1 GENERAL CAUSE

1. All parts of the construction shall be finished with first class workmanship, to the fullest talent and meaning
of the plans and these Specifications, and to the entire satisfaction of the Architect/Engineer and Owner.

2. All construction permissions and licenses required for the execution of any temporary work and easement
related thereto must be obtained, as well as the relevant costs.

3. The construction shall conform to all the requirements of the National Building Code, as well as the local
rules and regulations

DIVISION 2: SITE CONSTRUCTION


2.1 CLEARING THE SITE
1. The building site shall be leveled according to the plans and cleared of rubbish, roots and other perishable and
objectionable matters to a suitable sub-grade.
2. All such unsuitable materials shall be removed from the building site and spread uniformly over the areas adjacent
to the proposed building, or otherwise disposed of as may be directed by the Architect or Engineer in charge of
construction.
2.2. STAKING OUT THE BUILDING LINES
1. The building lines shall be staked out and all lines and grades shown in the drawing established before any
excavation is started. Batter boards and reference marks shall be erected at such places where they will not be
disturbed during the excavation of the building.
2.3. EXCAVATION AND LEVELING
1. All excavations shall be made to grade indicated in the drawings. Where the building site is covered with any kind
of fill, the excavation for footings should be made deeper until the stratum for safe bearing capacity of the soil is
reach.
2. Whenever water is encountered in the excavation process, it shall be removed by bailing or pumping, care being
taken that the surrounding soil particles are not disturbed or removed.
2.4. FILLING
1. After concrete for foundations is hard enough to withstand pressure resulting from fills, the materials removed
from excavations shall be used for backfill around them.
2. Backfill and fills shall be placed in layers not exceeding 150mm in thickness, and each layer shall be thoroughly
compacted by wetting, tamping and rolling.

DIVISION 3: CONCRETE
3.1. CONCRETE WORKS
1. All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and aggregates and
should be deposited as nearly as practicable in its final position, care being taken to avoid segregation of the
aggregates.
2. Water to be used for mixing concrete shall be clean and free from injurious amount of oil, acids, alkalis, salts and
other organic materials.
3.2. PROPORTIONING OF CONCRETE
1. All concrete works shall be done in accordance with the standard specifications for plain and reinforced concrete as
adopted by the Government. Cement to be used shall be UNION Portland cement, ATLAS pozzolan cement or any
other equivalent brands more readily available in the locality. Alternative cements so selected must meet the
requirements of Portland and pozzolan cements and approved by the Architect or Engineer in charge of construction.
The following proportions of concrete mixtures shall be used for the various parts of the building:
Columns and footings Class A (1:2:4)
Concrete Hollow Block Footings Class B (1:2-1/2:5)
Reinf. Conc. Beams and Slabs Class A (1:2:4)
Concrete slab floor on fill Class C (1:3:6)
Septic Vault cover Class A (1:2:4)
2. Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4 parts coarse aggregate by volume,
plus enough clean water to make the mixture into a pliable paste.
3. Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5 parts coarse aggregate by
volume, plus enough clean water to make the mixture into a pliable paste.
4. Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate and 6 parts coarse aggregate by volume,
plus enough clean water to make the mixture into a pliable paste.
5. The fine aggregate for concrete shall consist of natural sand, or of inert materials with similar characteristics,
having clean, hard and durable grains, free from organic matter or loam.
6. The coarse aggregate for concrete shall consist of crushed rock of durable and strong qualities, or clean and hard
gravel. Size of the coarse aggregate to be used shall vary from 20mm to 40mm (3/4” to 1-1/2”).
3.FORMS FOR CONCRETE WORKS
3.1 All forms for concrete works shall be properly braced or connected together so as to maintain the correct
position and shapes of the concrete members. Forms shall be constructed sufficiently tight to prevent bulging and
seepage of water.
3.2 Forms shall not be removed until the concrete has attained sufficient strength to support its own weight
and any loads that may be placed on it. Side forms of beams and girders may be removed earlier than the bottom
forms but additional posts or shoring shall be placed under beams or girders until they have attained their strength.
DIVISION 4. MASONRY

1. CONCRETE HOLLOW BLOCKS

1.1. Concrete hollow blocks to be used in this project shall be machine built.

1.2. Exterior concrete hollow blocks to be used for the basement shall be at least 200mm thick, while concrete
hollow blocks for the interior walls, unless otherwise indicated, shall be 150mm thick. The interior CHB
walls where plumbing pipes and fittings shall be located shall be at least 150mm.

1.3. Concrete hollow block to be used for walls above the Ground floor, shall be 150mm thick on the exterior
and 100mm thick on the interiors.

1.4. The concrete hollow block walls shall be laid running bond, and the cells filled with cement mortar. They
shall be reinforced with round deformed bars, 16mm diameter, spaced not more than 0.80m on centers,
both ways.

1.5. Exposed surfaces of concrete hollow block walls shall be finished with the specified materials indicated on
the elevation drawings.

2. MORTAR

2.1. The mortar for CHB wall filling shall consist of .522 part Portland cement and .043 parts sand by total area.

3. CEMENT PLASTER

3.1. The mixture of cement plaster for concrete hollow block wall finishes indicated in the drawings shall be
20mm thick with .360 part cement and 0.20 parts sand by total area, both sides.
DIVISION 5. METAL

1. METAL WORKS

1.1. All handrails shall use 50mm diameter stainless steel materials to prevent rust and corrosion.

1.2. All steel decks shall be welded to the beam’s reinforcement bars before concrete pouring.

1.3. All fire exits will be welded following the standard procedure and specifications using tubular steel bars.
2. STEEL REINFORCING BARS

2.1. Steel reinforcing bars to be used in the construction shall be round deformed bars with lugs or projections
on their sides to improve bond between the concrete and the steel. All steel reinforcing bars to be used
shall be Steel Asia or equivalent as directed by the Architect/Engineer in charge of construction.

2.2. Steel reinforcing bars shall be accurately placed and secured against displacement by tying them together at
each bar intersection with Gauge No. 16 galvanized iron wire.

2.3. The steel reinforcing bars indicated for footings, columns, slabs, beams, girders, and other concrete
members shall conform to the number, size, and spacing as indicated in the drawings or schedule of steel
reinforcements.

2.4 No metal reinforcement shall be installed unless it is free from rust, scale, or other coatings, which will
destroy or reduce the bond with concrete.

DIVISION 6. WOOD AND PLASTICS

1. FRAMES

1.1. Wood frames for doors, cabinets, and closets shall be made with as many mortises and tenon joints as
possible. All wood and plastic door frames to be installed on concrete hollow block and other masonry walls
shall be anchored with 76mm (3") common wire nails around the contact surfaces. Before installing the
wood frames, contact surfaces must be painted with SOLIGNUM wood preservative.

1.2. Unexposed lumber like trusses or rafters, purlins, cleats, ceiling joists, wall studs, etc. shall likewise be
treated with SOLIGNUM wood preservative after they have been installed in place.

2. LUMBER

1.1Lumber should be of authorized quality for the various portions of the job, well-seasoned, totally dry, and
free of large, loose, or unsound knots, shakes, and other flaws, and covered with creosote or equivalent.

1.2 Lumber Size references, unless otherwise specified, are nominal sizes, and actual sizes within manufacturing
tolerances allowed by the standard under which product is produced.

DIVISION 7. THERMAL AND MOISTURE PROTECTION

1. WATERPROOFING

1.1. Furnish all labor, materials, equipment, plant and other facilities required to complete all waterproofing
work as shown on the drawings and herein specified. All applications shall be strictly performed by an
approved waterproofing Contractor.

1.2. All materials shall be Environmental Protection Agency (EPA) certified and approved.

2. TESTING

2.1. Test waterproofed area by seventy-two (72) hours and check for any seepages.

DIVISION 8: DOORS AND WINDOWS


8.1. DOORS AND DOOR FRAMES
1. Doors and door frames shall conform to the sizes, designs and kind of materials shown in the details of doors,
schedule of doors or as per bill of materials.

 Main entrance door - Double Glass door

 Commercial & Fast-food stalls - Double glass door & Panel door

 Administrative Office - Solid Wood Panel door


 Service area & Office - Wood Panel Door

 Units for Family and Bachelor - Sliding door

 Terrace, pantry, & family area- Sliding door

3. All Custom doors and windows shall be done precisely in conforming to the given dimensions in the plan.
8.2. WINDOWS
Verify also the design and sizes of windows reflected on working drawings.

 Administrative Office- Sliding & Fixed glass window

 Stalls in Mezzanine Floor- Awning & Fixed glass window

 Coffee shops- Fixed glass window

 Units for Family and Bachelor- Sliding & Fixed Glass Window

DIVISION 9: FINISHES
9.1. FLOOR FINISHES

1. FLOOR FINISHES

1.1. Supply and Application of 3-layer clear epoxy on polished concrete flooring at Basement Parking and
Polished Concrete Finish on the rest.

1.2. Install 600mm x 1200mm Beige Polished Ceramic Floor Tile on the Ground Floor both Public and Private
Spaces.

1.3. Install 1000mm x 150mm x 5mm thk dark wood tiles at Mezzanine Floor.

1.4 The floors for the units for family and bachelor shall be finished with Beige Glazed ceramic wood tile having
the size of 0.15 m x 0.90 m, with texture and an appearance of wood-look tile.

1.5 Install wooden planks on every unit for the rest of the floor.

1.6 Roof Deck Exterior shall be filled with at least 100mm thk pebbles all over.
9.2. WALL FINISHES
1. Unless otherwise indicated in the designs, the interior and exterior walls must be completed with Smooth Plain
Cement Plaster.
9.3. PAINTS
1. All painting work for this project, except as hereinafter specified, shall be done with the used of Boysen or Dutch
boy paint products.
2. The painting contractor shall supply all labor, paint materials, tools, staging and equipment necessary, and shall
perform all painting and finishing work as shown in the schedule of painting and finishing work for this project.
3. The painting contractor shall store his materials in one place in the building to be kept neat and clean, care being
taken in the storage of paint, oils, etc. to prevent danger of fire. Oily rags shall be kept in metal containers and shall
be removed from the building every end of the working day.
4. Upon completion of the painting works, the painting contractor shall remove any paint spots from all finished work.
He shall present his work to the Project Owner or Architect/Engineer in-charge of construction, free from blemishes
and rubbish generated by his workers.
5. It shall be the painting contractor’s responsibility to protect his work and those of other contractors during the
time of his work is underway. He shall be responsible for any damage to the work or property of others caused by his
employees or by himself.
6. Before any painting is done, all surfaces shall be cleaned, smoothed and freed from dust, dirt, grease, mortar, rust
and other foreign substances. All parts where paint remover has been used shall be washed off with paint or lacquer
thinner. All paint shall be spread evenly and carefully.
7. All paint and paint materials shall be delivered to the building site in unbroken packages, bearing the marks of the
specified brand. No adulteration of specified paints with other brands shall be allowed.
DIVISION 10: SPECIALTIES
10.1. TOILET PARTITIONS
1. Provide door stop with rubber bumper on pilaster opposite pull.
2. Where doors open against wall, provide rubber tipped bumpers having a three-inch projection, at point of contact
of top edge of door.
3. Finish the same as toilet enclosures.
10.2. FIRE EXTINGUISHER
1. Install fire extinguisher cabinets in prepared openings and secure in accordance with manufacturer's instructions.
2. Install cabinet so that the extinguisher height within meets the requirements.
DIVISION 11. EQUIPMENT

1. All equipment to be used shall be new and shall conform to the reference codes and standards. The
manufacturers shall provide representatives for start-up supervision.

2. Comply with size, make, type and quality specified, or as specifically accepted in writing by the Architect and
Owner.

3. Unless otherwise noted or shown on drawings, do not use material or equipment for any purpose other than
that for which it is designed or is specified.
DIVISION 12. FURNISHINGS

1. Products shall be supplied by an approved manufacturer. They shall be made to shapes and sizes shown in the
Drawings and shall be of sufficient rigidity and stability to suit their intended purpose. Colors shall be as selected
by the Architect and Engineer.

2. Furnishings shall be made of any materials (wood, plastic, or steel) that are on best quality for maximum
durability; and use of materials shall be based on the function of the spaces.

DIVISION 13. SPECIAL CONSTRUCTION

1. LIGHTNING PROTECTION SYSTEM

1.1. The Lightning Protection System shall be of Early Streamer Emission System (E.S.E.). By the use of ambient
electric field present during the formation of thunderstorms, a triggering device shall generate high voltage
pulses at the external electrode causing a “crown effect”. These pulses will develop upward tracer, which
reduces the meeting time with the downward tracer, thus ensuring a more effective protection. The design
of the system shall be tested and approved by the LCIE (Central Laboratory for Electrical Industries) and
shall comply to the requirements of the French Standard NFC 17-102.

1.2. Electrical installations shall conform to the requirements of the Philippine Electrical Code, French Standard
NFC 17-102 and to the requirements specified herein.

2. FIRE PUMPS

2.1. Fire pumps shall be installed in conformance with NFPA 20, including all recommendations and advisory
portions, which shall be considered mandatory.

2.2. Jockey Pump shall automatically operate when the pressure drops to 10 PSI of the system pressure. The
jockey pump shall automatically stop operating when the system pressure is reached.

2.3. Fire pump shall operate 5 PSI less than the jockey pump start point. The fire pump shall be manually
stopped.
2.4. Coupling, rotating parts, gears, projecting equipment, etc. shall be fully enclosed or properly guarded to
prevent possible injury to persons that come in proximity of the equipment.

2.5. PRODUCTS
Materials and equipment shall be standard products of a manufacturer regularly engaged in the manufacture of the
products.
Materials and Equipment shall have been tested and approved by Factory Mutual. Where the terms "listed" or
"approved" appear in this specification, such shall mean listed in UL.
