DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This agreement signed by, executed by and between:

RICKY R. CAMPILLAN, of legal age, a Filipino, married to ROSALINA A.


CAMPILLAN and with residence at # 1704 Espiritu st., Baclaran, Parañaque City,
hereinafter referred to as the VENDOR;
AND
CARLOS G. ESPINOSA, married to LOURDES A. ESPINOSA, of legal ages,
all Filipinos, and with residence at # 337 M.L. Quezon st.Lower Bicutan, Taguig
city hereinafter referred to as the VENDEE
WITNESSETH:
That the VENDOR is the registered owner of the property, situated in
Brgy.of Bagumbayan, Taguig City, more particularly described as follows:

A parcel of land (Lot 11 block 2 of the cons-subd.
Plan. Pcs-00-012380, being portion of the cons. of lots
2,3,4,5,6,7,8,9,10 and 11, all of Pcs-00-010792 and Lot 4,
Pcs-00-011667 (Vill Fer-Flor Subdivision) LRC Record No.
7681) situated in Brgy. of Bagumbayan City of Taguig,
Metro Manila, Island of Luzon.
Bounded on the NW, along line 1-2 by lot 12, Block 2 of the cons-
subdivision.plan; on the NE.,along line 2-3 by Lot 1,Pcs-00-011667; on the
SE., along line 3-4 by Lot 2, Block 2; and on the SW., along line 4-1 by Alley
4 (4.00 m.w.),both of the cons.-subd. Plan.
Beginning at a point marked “1” on plan, being S. 17 deg.
01’W.,5976.49 m. from BLLM No.1, Municipality of Taguig; thence
N.29 deg. 47’E., 7.50 m. to pt.2;
S.60 deg. 13’E., 6.65 m. to pt.3;
S.29 deg. 47’W., 7.50 m. to pt.4;
N.60 deg. 13’W., 6.65 m. to pt.5;
Beginning, containing an area of FIFTY (50) SQUARE METERS more or
less. All points referred to are indicated on plan and marked on the ground by: PS
cyl.Conc.Mons. 15x40 cm. bearings, true; date of original survey, April 15, 1918
(Psu-13083); that of the cons.-subd. Survey, May 19-25, 2007 and approved on
December 18, 2007.

WHEREAS:
The Vendor has offered to sell to the Vendee the said property situated in
Brgy. Of Bagumbayan, City of Taguig; under Tax Declaration No. GL-001-04547
That the Vendee has agreed to purchase the same.
NOW THEREFORE, for and in consideration of the sum of THREE HUNDRED
THOUSAND PESOS only (Php 300,000.00) Philippine currency, the VENDOR
hereby SELLS, TRANSFERS AND CONVEYS, unto the VENDEE, his heirs,
successors and assigns the above described property.

1. That the VENDOR warrants that he has the right to sell the above
mentioned property by virtue of these presents, that he holds the good,
valid and registrable title thereto free from any liens and encumbrances;
2. That the VENDOR shall execute, deliver, and submit to the VENDEE all
such documents and instruments as may be necessary in order that the
title over the above mentioned property shall be transferred to and in the
names of the VENDEE;
3. That the VENDEE shall shoulder the Capital Gains Tax, Registration fee,
Transfer Tax, Documentations Expenses and other related expenses
