RESIDENCE OCCUPANCY AGREEMENT


20___- 20___ Academic Year

This agreement constitutes an agreement between the undersigned student-


resident (hereafter called “Resident”) and Fulbright University Vietnam
(hereinafter called “University”), acting by and through its Office of Student Life,
and sets forth the terms and conditions on which the Resident will occupy the
premises in the University residence halls.

1. Conditions of Occupancy:
1.1 The University grants to the Resident the right to use and occupy a shared
room in an apartment unit in either the Waterfront Residence located at
M124 Nguyen Luong Bang Street, Tan Phu ward, District 7 or Docklands
Residence at Nguyen Thi Thap Street, Tan Phu ward, District 7, for a period
(hereafter called “Occupancy period”) of the entire academic year.
1.2 The Resident must be a registered full-time student of the University for
the occupancy period.
1.3 Prior to occupancy, Student Life staff members will inspect room,
apartment and inventory the contents. Each student will be required to
complete a Housing Condition Report form at the time they move in. This
form must be validated and returned to a Residential Life staff member by
the designated deadline. When the student vacates the room, a final inventory
will be taken and reviewed by the appropriate staff.
1.4 The Resident must acknowledge and take all necessary precautions to
ensure that the Resident’s room and its contents and the common areas of
the premises are not subjected to damage or theft. The Resident shall accept
financial responsibility for any and all damage that may occur to the student
room and/or its content and to share financial responsibility for those areas
used in common with their roommate(s) and/or other Residents. Please refer to
the OneStop for a detailed list of items provided in the apartment and their replacement value.
1.5 The University shall not be responsible for theft, damage or loss of any
personal property located or stored at the premises. The University is not
responsible for any damage or loss of belongings or University property due to
improper use of equipment.
1.6 The Resident will immediately report any failure of equipment, including
mechanical, plumbing, electrical, or other University property.
1.7 The Resident shall acknowledge that University employees and/or
external contractors, accompanied by university employees, have the right to
enter, in accordance with the Residential Life Policy and Guidelines, any
residence, apartment, or room, for the purpose of maintenance, inspection,
repair, enforcement of University rules and regulations, or in cases of
emergency.
1.8 The Resident will receive keys/access code for their room, apartment and
mailbox (if applicable). The keys shall be returned by the Resident to the
University upon check-out. The Resident will not lend, nor duplicate, nor
permit duplication of, nor be in possession of a duplicate of, any of the keys.
The Resident will be charged for replacing any key(s) and the associated locks, if
the key(s) is/are lost, or otherwise not returned to the University.
1.9 Accommodations are assigned to the Resident for the entire occupancy
period and the assignment is not transferable by the Resident. Any housing
or special request must first be submitted to the Residential Life.
1.10 Fulbright Residential Life makes room assignments in accordance with
lifestyle preferences as indicated in the Housing Survey. However, Residential
Life reserves the right to make necessary reassignments (including but not
limited to, community and roommate behavior issues, mental health
conditions, facility repairs), and this Agreement guarantees a space only and
not the specific assignment described above. Assignments are made without
regard to ancestry, race, national origin, age, religion, disability, veteran status,
gender identity, or sexual orientation. Unauthorized changes in assignments by
Residents may result in University sanctions.
2. Fees:
Accommodation fees (room and board charges) are to be paid twice per
academic year – followed Fees and Charges Guidelines. The fees will be
itemized on a Debit Note (request for payment) together with the Tuition
Fees. Tax invoices will be issued on receipt of payment.
3. Regulations:
3.1 The Resident shall acknowledge receipt of a copy of the Residential Life
Policies and Guidelines and recognize that while these regulations are not

exhaustive, they represent a minimum standard of conduct required of the
student in order to have the right to use and occupy the premises.
3.2 The Resident is subject to, and must abide by, all University rules
regulations and policies.
3.3 The Resident is subject to, and must abide by, all municipal, provincial
and state legislation and regulations.
3.4 Every guest is subject to University rules and regulations and is the
responsibility of the Resident-host while present in the residence. The
University reserves the right to deny access to any guest if it is reasonably
determined that such person has disturbed, endangered, or disrupted other
residents. For more details on guest policy, please refer to the Residential Life
Policies and Guidelines.
3.5 The Resident shall understand that failure to comply with the terms and
conditions of this agreement shall be grounds for University sanctions.
In consideration of an assignment in the residence, I agree to pay to Fulbright
University Vietnam the billed housing charges, and I agree to the terms and
conditions of occupancy specified in this Student Residence Occupancy
Agreement. I understand that I am responsible for all matters described in
this entire document, including all materials that have been incorporated into it
as described above. I understand that this Agreement is in effect for the
entire academic year.
