Q.1. Identify the management decision problem. What type of research will it be, Inductive or
deductive? State your reasons.

Management Problem: To analyze business opportunities of Indian market among 60-year-old middle
class and upper-class senior citizens for retirement housings solutions. The golden ager’s ability, need
and interest to spend towards retirement housing solution.

Inductive Research will be the right way to go ahead for an analysis with the golden ager housing
solution or senior citizens retirement solutions.

Reasons for choosing Inductive research:

• We don’t have a concrete theory already derived for the market, although past builders have
been comparatively successful to cater the senior citizens, the foundations of reasons for their
success are yet to be derived.
• The analysis will need specific observation, pattern recognition of Indian market senior and pre
senior citizens.
• The objective here is to understand current and future senior citizens housing solutions, hence
there is a need of observing and analyzing both the categories.
• India may be a nation driven by its youth, but the wheels of change are already in motion, and
soon, we would also have a huge elderly population to cater to.

Q.2. Identify the research problem. What will be the steps to undertake this research?

Research Problem: Housing preferences of senior citizens & ‘to be’ senior citizens in India and rationale
of arising exigencies for housing solutions for retirement communities.

The steps to undertake for research problem:

1. Understand Management problem.


2. Identify Research problem.
3. Start with accessing and analyzing secondary data
o The percentage of senior citizen population from the national data
o According to Census 2011, India has 104 million older people (60+years),
constituting 8.6% of total population.
4. Refer to ‘National Sample Survey Organization Ministry of Statistics and Programme
Implementation Government of India’ to understand the morbidity patterns, health care and
living conditions of aged 60+ years population of India.
5. Formulate research hypothesis.
o The demand and urge for retirement housing solutions of senior citizens will increase in
future.
o The foremost reason being better medical care and facilities, improved life expectancy.
o Their previous jobs have allowed them to save more disposable income
o Due to improving educational and job opportunities for youth in India, post education
the youth settle for jobs abroad and their parents staying back in India alone prefer
staying in retirement communities rather than individual housing society.
o In states like Kerala major youth population works abroad, compelling their parents
‘senior citizens’ to live alone.
o Hence major chunk of senior citizens prefer staying with retirement communities, lease
model homes, senior citizen housing societies.
o The future senior citizens aged 50 to 60 years also need homes to stay in peace and
communities.
o Age 50-to-60-year citizens won’t mind to spend their money for world class facilities
while in their second innings.
6. Develop research proposal.
7. Designing a survey for senior citizens already staying in retirement homes and housing solutions.
8. Interview with senior citizens by sampling method, using cluster sampling.
9. Based on survey and interview with a heterogeneous cluster of senior citizens’ sample.
10. Deriving conclusion to the research.

Q.3. What will be the variables involved? State one Descriptive hypothesis and one relational
hypothesis.

Variables involved:

Independent Variable: The variable here age of senior citizen, Income or prior job, medical conditions &
personal hobbies.
As the variables are not dependent on any of the outcomes of our research object and subject.

Dependent Variable: Opting for Retirement housing solutions or resident in a normal society with their
relatives.
As the variable are dependent on the independent variables.

Let’s take up an example for analyzing the same.

Medical conditions at given age The medical care and support required by a
particular individual senior citizen will decide the
type of amenities and medical service/
attendance required.
Hobbies of Senior Citizen The hobbies of senior citizens will decide if they
will opt for such an investment.
Some seniors may prefer being with grandkids
and kids. Some may prefer being alone or with
partners while a few may not have options than
to stay with retirement communities.

Q.4. What research design would you suggest for this research? Justify your answer

Causal research will be right design of research for analyzing housing preferences of senior citizens & to
be senior citizens in India and rationale of arising exigencies for housing solutions for retirement
communities.

• Hypothesis for research:


The demand and urge for retirement housing solutions of senior citizens will increase in future.
o The foremost reason being better medical care and facilities, improved life expectancy.
o Their previous jobs have allowed them to save more disposable income
o Due to improving educational and job opportunities for youth in India their parents
staying back in India alone prefer staying in retirement communities rather than
individual housing society.

• Experimental Design:
a. Sampling of clusters who are homogeneous externally and heterogeneous internally.
b. This sampling will provide us a variety of prospects of senior citizens about housing
support they would prefer.
c. The grouping will be from both existing part of retirement communities, samples willing
to be a part of the housing solutions & senior citizens who are not willing to invest for
retirement homes.
i. Example:
ii. Cluster will have all senior citizen with age 60 to 65 year, but they will be from
different demographics.
iii. Or the demographics remain same, but the career paths will be different.

d. Post sampling data, measuring of the dependent and independent variable will be done.
e. Based on measuring the components that remain unchanged during the experiment will
be identified statistically.
f. Describing the cause-and-effect relationship. When research find causation, it means all
necessary processes are conducted to determine it existence.
g. Identify any relationship between two variables in the same experiment (if any)
Benefits of the process:

• The research will identify the relation between variables to resolve business issues and
optimize market winning strategies to target the right section of consumers at the right
locations in India at the right time.
• Create a repeatable process to use in multiple contexts to better understand which
aspects to change to be successful.
o Does past job careers of the consumer change their housing preferences?
o Can we repeat the same process for future senior citizens to investigate their
preferences of retirement housing solutions?
o The categories of senior citizens who are not willing to invest and their reasons
to not look for a retirement home.
o % of senior citizens wanting to be by themselves but parallelly prefer
communities to live with.
o Which are the hobbies that can be added as a part of housing amenities for
future housing projects.
• The research can update an existing obsolete process to make maximum profits in
business.
• Random sampling techniques will be selected subjects or participants for experiments,
reducing the possibility of outside influences.

Based on the research Nikhil Thareja will be able to understand and make use of business
opportunities. He can target the right customers for maximum profits on his project ‘Twilight
Luxury retirement solutions’.
