Dear Prasoon,
 
Following are comments received from client. The comments on # Bed Room to follow.
 
Further to our meeting yesterday (25 Aug 2022), pl. find below my comments.
 
 The presentation received on 23 Aug 2022 does not consider the comments issued to yourselves
on 08 Aug 2022 (Ref. trailing mail dated 08 Aug 2022 with comments discussed on 05 Aug 2022).
 We note that the design brief and comments are not updated – It’s the same brief from the
previous presentation.
 Can we stick to Ft. and Sq. Ft. references in all dimensions for the owner. He relates to it better.
 Having got the confirmation from fire safety consultant regarding the avoidance of the 2 nd floor
corridor areas in duplex floors – Let us incorporate the additional 3 floors as per my below mail
breakdown.
 Let us also include the 360 Degree - 3 BHK Simplex (Above the Penthouses for the Owner’s Use)
 3BHK Simplex - This will be an extremely spacious Apartment, which will include large sitting
areas, spacious Bed Rooms, Open Terrance with landscape all around, separate space for the
Maids, cook and helpers.  
 With the above items incorporated, we can then finalise the exact height and the number of
floors of the building.
 Can you also provide a detailed cross section indicating clearly all the floors after incorporating
the above comments.
 Let us also finalise on the areas of the units in the Unit Matrix – Adding the balcony area
 I believe, it is really essential to push and work on the common floors as well – Ground Floor /
Health Club / Podium Areas – especially the sections impacted by the Cooling Tower
 We prefer to have gas supply into all apartments instead of Electrical Hot Plates
 I do not see a provision for a dedicated Gas Line Shaft, which has to be provided in accordance
with DCD requirements – Pl. cross check, unless you have made provisions and not indicated in
the core plan  
 Can we get all the dimension of the cabins sizes of the elevators based on our current core plan.
 Will the lift lobby areas be double height in the Duplex Lower plate floor? If not, will be area be a
dead space in the Duplex Upper Floor Plate?
 If no access in required to services on the upper floor plate, we can consider utilizing the
corridor areas
 We do not mind if the size of the apartments increases a bit as the current size of the living cum
dining, bed rooms are really small and not acceptable
 It will be nice if you can indicate the Type (2BHK Type 01 or 02 or 3 or whatever) in the floor
plans sheet which show the overall floor plate too – so it’s easier to read for the owner
 Can you also explore possibilities of Vastu Compliance (If not all, but in most units) – Considering
the fact the majority end users / investors are Indians currently   
 Let us also try to stick to clear straight lines in the outer facia (Façade) just like the pre-concept
image, as the current floor plans seem to indent quiet a bit
 2 BHK Type 01  
o We would certainly prefer the double height areas to be over the living, towards the
outside and Balcony / terrace facing (The current option works)
o I think swapping the location of the Powder room and Laundry would be good,
maintaining the exact same orientation – This will help in pushing the fridge towards the
corner and extend the size of the kitchen counter   
o Living area should be min 14’ (Prefer 16’) x 14’ - Can be achieved by pushing the study
further towards the kitchen (5-6’ Ft window opening / Natural lighting into the kitchen
should be sufficient)
o Dining area should be min 12’ wide (Clear)  
o Kindly indicate the access from apartment in to the terraces - the living on to the
terrace, study to the terrace, Bed rooms to terrace etc.
o The terrace to extend all the way up to the left side large column in the GF
o The Master Bed can’t be smaller than the second Bed room
o The Master has to be min 12’ x 18’ Clear – Can be achieved by extending out the bed
room on to the terrace area and the second bed needs to be 12’ x 14’ or 16’ (preferred)
o More Wardrobes to be created in the master bed walk in closet - Can be made into a L
Shaped or have two facing each other (The double height area can be moved slightly
towards the terrace)  
 2 BHK Type 02  
o We would certainly prefer the double height area to be moved across to the right corner
– So it has a very open high facia on 2 sides in the corner instead of just 1  
o Both the bed rooms to be in the upper floor as stated in my below mail
o Both bed rooms provided are really small – They need to be 12’ x 18’ Clear (Master) and
the second bed needs to be 12’ x 14’ or 16’ (preferred)
o Study could be brought to the GF to create space for the bed rooms in the upper floor
o Kitchen to be 10’ x 15’ minimum
o The upper floor terrace could be made smaller to increase the size of the bed rooms
 I believe we are running behind schedule in terms of the design delivery, however it would be
nice to have a detailed design program issued to us, so that we can benchmark the progress.
 We intend to proceed with the enabling package earlier than Main Contract Award, therefore
we need to be prepared for the same.
 
I will issue the comments on the 3BHK Shortly.
 
Following are the comment received on 8th August.
 
Dear Sir,
 
As discussed during our meeting on the 05th Aug 2022, Please find below our
comments:
 
 We would prefer if we could avoid having the corridors in the second floor of the duplex floors.
 The GFA Area gained by doing the above could be used to add the following
o 1 Full floor with 1 BHKs
o 2 Full floors with 2 and 3 BHKs (1 Set of Duplex Floors)
o 1 Individual Apartment (3BHK - Simplex) on top of the Penthouse Floors (Will discuss
specific details in the next meeting)
 We would prefer to avoid District Cooling and instead have our own cooling towers.
 We would like to see the impact of the above decision on the parking numbers.
 We would want to make sure the parking bays are broader than the normal authority
requirements.
 We want to ensure we have really wide parking bays and wide ramps in the podiums and
basements.

Dear Prasoon,
 
Further to our following mail below are the additional comments received from client
on 3BHK Unit.
 
 We would certainly prefer the double height area to be moved across to the left corner – So it
has a very open high facia on 2 sides in the corner instead of just 1  
 The bed room could move to the area of the living and the living could move to the area of the
bed – Will have 2 sides natural light coming in instead of having the bed room head board wall
facing the façade and blocking all the natural light entry.
 The Living should be minimum of 16’ x 16’ (prefer 18’) Clear
 The dining area should be min 12’ wide clear
 Kitchen should be minimum of 10’ x 15’ clear
 The GF bed room to be minimum 12’ x 14’
 The FF bed room to be minimum 12’ 16’
 The master bed room to be 12’ x 18’
 Let the terraces be connected (The terrace area and the utility area)
Let’s continue with Design workshop we had today evening on 2 BHK Unit.
