1.0 Introduction
The purpose of this procedure is to define the step-by-step method to implement the correct practices for
the pre-commissioning and commissioning of all the “Fan Coil Unit” through the guidelines contained
herein so as to ensure that the job execution complies with the project requirements and serves the intended
function to satisfactory level.

2.0 Prerequisites Procedures

The following are the pre required for the commissioning:

1) Civil work
All the civil works in the tested areas has to be finished.

2) Work environment.
Areas of works should be cleaned, dust free, and with adequate ventilation.

3) System installation
Before commissioning a checking of the completion of the system installation will take
place – including:

 Installation of all accessories


 Existing of a permanent power supply.
 Pipe work pressure testing and vacuuming complete and accepted.
 Electrical testing including test results.
 Condensate drainage completed and tested.

5.0 Commissioning Procedure

5.1. Field Installation verification (FIV)

5.1.1. Check FCU External is in good condition and no damage.


5.1.2. Check name plates are as specified in approved material submittal.
5.1.3. Assure that duct work completed and tested.
5.1.4. Assure the piping and hook up is installed and tested.
5.1.5. Assure that the flushing is completed.
5.1.6. Check cooling and heating coil rows.
5.1.7. Check the operation and bearing operation manually.
5.1.8. Check the operation of the two-way valve and maintain in fully open position
before start-up.
5.1.9. Check that the filters are in place, clean and not damaged.
5.1.10. Check the condensate drains for proper connections.
5.1.11. Check FCU is probably tagged.
5.1.12. Ensure internal motor wiring is secured and terminated as per manufacturer’s
instructions.
5.1.13. Ensure all the electrical connections as per manufacture wiring diagram.
5.1.14. Check the voltage, phase and line circuit frequency with the motor’s nameplate.
5.1.15. Verify that motor starters are equipped with probably sized thermal protection.
5.1.16. Assure that specified detection equipment’s are in place ex: Smoke Detectors.

5.2. Operational Performance Test (OPT)


5.2.1. Check the motor current, voltage and ensure it is within the rated (name plate) data.
5.2.2. Check belt tensioning.
5.2.3. Check the operation of the heater by adjusting the thermostat.
5.2.4. Check the functioning of controls such as fan interlock & over heat protection.
5.2.5. Check the motor HP.
5.2.6. Fan rotation.
5.2.7. Motor RPM.
5.2.8. Operating without vibration.
5.2.9. Make final preparations.

A. In Case of Power off

NOTE: Open unit after disconnecting power supply


1. Install thermostat and perform other wiring as applicable.
2. Clean dirt, duct and other construction debris interior. Be sure to check fan wheel and
housing.
3. Rotate fan wheel by hand to be sure it is free and does not rub housing.

B. In Case of Power on

1. Turn on unit power. Check fan motor operation.


2. Be sure that the drain line is clear and is properly positioned. Pour water into drain to check
operation.
3. Vent all air from unit coil and related piping. If air vent is manual, release air from the
system by turning the air vent valve. When steady stream of water begins to escape close
he valve. If the air vent is automatic, Trapped air will be vent automatically. If air vent is
with motorized control valves, if supplied, are set for automatic operation.
4. Check all control valves in the system for proper operation in accordance with valve
manufacturer’s instructions.

NOTE:
Do not start the unit without filter, be sure the filter and the unit interior are clean.

5.3. Functional Performance Test (FPT)

 Perform testing and balancing measurements for air side and water side.
 Verify air flow for supply, return and fresh from balance report.
 Chilled water GPM from balance report.
 Hot water GPM from balance report.
 Verify the air temperature on/off coil according to the approved material.

The control and interface requirements

The FCU control sequence shall be in accordance with BMS system arrangement for each
FCU type.

6.0 Documentation Plan

All system T&C performance results shall be recorded on the approved test sheets.
