Financial Performance: The Company recorded net profit


at IDR2.382 billion in 2008, falling from IDR30.360 in 2007.
Brief History: The company began its operations in No-
vember 1989 with the marketing of houses in Tangerang Re-
gency. Then, the company managed to develop another site in
East Jakarta. In January 1995 the company offered 74.8 million
shares at the ratio 1:1 with the price of Rp 2,400 per share.
63.6% of the fund raised will be used to improve working capi-
tal, 19.1% to financing housing estate in Tangerang and the rest
to repay some of the company loans. The company is a member
of the Modern Group.

Financial Performance: In 2008, the Company still suffer-


ing net loss at IDR4.622 billion, which is higher than previous
year loss at IDR2.409 billion.
Brief History: Founded in 1981, the company has 13 sub-
sidiaries.
PT Wisma Dharmala, 55% owned by the company, oper-
ates in office building development and management. PT Pu-
traswadaya Prasetya and PT Putra Sentra Pertiwi, both 100%
owned by the company, are building contractors and real estate
developers. PT Satwika Permai Indah, 100% owned, operates in
general trading and as office building and real estate contractor.
PT Putra Sinar Persona, 100% owned, is a real estate company.
PT Putra Sentra Prasarana, 100% owned, operates in the accom-
modation, recreational, services and entertainment business.
PT Putra Sinar Permaja, 100% owned, operates in office build-
ing and real estate development. PT Putra Sekar Permata, 100%
owned, operates in land and building development and leasing.
PT Putrasewaya Persada and PT Patriamanunggal Suryagraha
Permai, 99% owned, is general contrator and real estate devel-
oper. PT Prima Suryagraha Perkasa, 99% Owned, operates in
construction and real estate. Finally, PT Praputra Suryaperkasa,
90% owned, is a contractor and real estate developer. Projects
completed and owned by the company include Wisma Bank
Dharmala, a 21 floor office building with 2.9 Ha of floor space
built on a 1.1 Ha site; Taman Surya II, a 15 Ha housing complex
with 510 houses and buildings, Pondok Club Villa’s (PCV) I, a
complex of town house, terrace house and apartments built on
a 5 Ha site; PCV II, comprising of 6 apartment buildings with
61 apartments built on a 11 Ha site adjacent to PCV I; and Pra-
panca Residence, consisting of 4 apartment blocks with a total
of 111 apartments. As a negative impact of monetary crisis, cost
production getting increase.
Up to now the company has a construction of exclusive
apartments in Meruya, West Jakarta. The company is one of
21 IBRA debtors with liabilities exceeding Rp 1 trillion. As of
December 10 last year, these liabilities were recorded at Rp
1.06 trillion

Financial Performance: The Company suffered net loss in


2008 at IDR9.469 billion, versus net profit of IDR83.669 billion
in 2007.
Brief History: In 1991, Tunjungan Plaza II, a new 17 sto-
rey office and retail complex built adjacent to Tunjungan Plaza,
began leasing space to tenants. In early 1994, the company es-
tablished a wholly owned subsidiary named PT Pakuwon Sen-
trawisata, a tourist hotel management company. In February
1994, the company began construction of a 22 floor condo-
minium on a 0.3 Ha side in Surabaya with total floor space of
18 Ha, which is scheduled for completion at the end of 1995.
On July 1994, the company is offering 105 million shares in a
right issue at 1:1 ratio with price at Rp 2,100 per share. Of the
funds raised in the issue, 85.7% is to be used for acquisition of
27 million shares of PT Pakuan Darma, and the remainder to
strengthen the working capital and financing the construction
of Tunjangan Plaza III and reclamation of the Laguna View proj-
ect in Surabaya, East Java.

net loss in 2008 at IDR22.694 billion or lower versus the 2007
net loss which reaches IDR45.265 billion. The higher net loss
was partly due to decrease in other expenses from IDR27.447

Brief History: Founded by Ir. Hodi Kunto Hadi and Drs.
Karel Kuncoro, the company has obtained approval for 3,000
Ha site for the Kota Tigaraksa project, which is slated to re-
place Tangerang
City as the capital of Tangerang Regency. Of this area,
1,000 Ha is to be developed according to an urban technical
zoning plan, with construction divided into phase I (300 Ha) and
phase II (700 Ha).
Acquisition of the remaining 2,000 Ha is to begin after
completion of the acquisition of the first 1,000 Ha and the com-
mencement of actual construction. Phase I of the development
began in 1989 and phase II will begin immediately after 80% of
phase I is completed.
Marketing of houses began in 1992. In addition to under-
taking the planned development of Kota Tigaraksa, the com-
pany has also bought 118.4 Ha of land in Cikasungka, Tangerang
Regency, about 5 Km to the north west and bordering on the
phase I development site.

Financial Performance: The Company booked consolidated
net profit of IDR20.452 billion in 2008, rising versus IDR12.235
billion in the same period of 2007. The net sales stepped up from
IDR123.282 billion to IDR158 billion.
Brief History: The company started its commercial opera-
tions in 1970. The company’s scope of activities is mainly in the
hotelier business with all the facilities and infrastructures, such as
accommodation, office, shopping mall, apartment, recreation place,
and entertainment in the location of hotel. Following expansion
undertaken in 1976 the Jayakarta Hotel was renamed Jayakarta
Tower.
The hotel has had a four star rating since 1989, and the
company had undertaken a further expansion, bringing the total
number of rooms to 435. At the end of July 1991, the company ex-
panded its business to found PT PNS Investment located in Dallas,
Texas, USA, which owned the Radisson Central Hotel. The Radis-
son Central Hotel has 288 rooms while the Twin Sixties Tower
Building has a rentable floor area of 224.7 Square feet. The com-
pany also grew by taking over Anyer Beach Hotel, comprising 35
bungalows with 106 rooms, and Cisarua Mountain Hotel in West
Java, comprising 13 bungalows with 38 rooms. On February 1998,
the company sold Radisson Hotel in Dallas, USA, for US$ 29 mil-
lion.
This transaction could strengthen the capital structure of
the company and therefore it might record a net profit of Rp 3.54
billion.
In June 1999, the company explained that on December 18,
1998 it had sold the assets of a subsidiary, as approved by the
General Shareholders Meeting. This divestment had three phases.
First came restructuring to avoid state taxes: the legal domicile of
the subsidiary was transferred from the state of Texas to Nevada,
which imposes no state tax on such transactions. Second, the as-
sets were sold after the restructuring was complete. Third, the
ownership of PT Pudjiadi & Sons in this empty shell company was
sold to PANIS Equity, Inc., so that PT Pudjiadi & Sons no longer had
to pay corporate tax in the USA. By selling off its assets in Texas
Dallas for a considerable capital gain, the company has managed
to maintain its liquidity. As a result, the company was largely unaf-
fected by the slump in the hotel industry in 1999.
Meanwhile, to boost future performance, the company has
acquired a 51% stake in PT Juwara Warga Hotel Corporation.

Brief History: Established in 1985 with the name of PT
Ristia Bintang Mahkota, the company held a 99.97% share in PT
Roda Panggon Harapan (RPH) and a 80% share in PT Ciptojaya
Kontridoreksa (PT CK). The subsidiaries operate in the field of
business same to that of the holding company. The company
and the subsidiaries have appropriated landplot as width as 216
hectares, located in Bekasi, Karawang and Tangerang. Some 49
hectares of the appropriated landplot have been used for the
building of 2,289 units of housing, including 304 units of housing
in Bintang Metropol project (Bekasi) and 252 units in Mahkota
Simprug, Tangerang which were developed by PT Ristia, 527
units of housing in Simprug Diporis by PT RPH and 1,206 units
of housing in Citra Kebunmas by PT CK. Around 1,421 units
or 61% of the total housings have been sold. In completing the
projects, the company cooperated with PT McKerrel Lynch
Arkinson. Meanwhile, the marketing of its products is directly
handled by the company’s employees and real estate agents. On
November 27, 1997, or slightly before, the company listed its

Brief History: The company, founded in April 1993, is

The company aims to build a new town in the cool Bogor area

ities for people working in Jakarta and the surrounding region.
The company offered 400 million shares to the public, which
shares were subsequently listed at stock exchange in Indone-
sia on July 28, 1997. As of June 30, 2000, all of the company’s
shares are listed at the stock exchange in Indonesia.

Interest expense reached IDR76.024 billion in 2008, compared to

Brief History: The company was established on November
26, 1975. The company began its commercial operations in 1976,
selling residential properties on a 10 Ha site, known as Kelapa Gad-
ing Permai in Northern Jakarta. In 1991 the company bought out all
land and houses owned by PT Nusa Kirana Real Estate. A strategic
alliance with Keris Group in 1993 to develop a 1,500 hectare site in
Serpong into another township called Gading Serpong. At the end
of 1993 the company founded a 51% owned joint venture with PT
Karawachi Graha Permai called PT Jakarta Baru Graha Permai, also
a real estate company. The company stopped the activity of building
apartments in the middle of 1995. According to the director of the
company, it was because the activity was unprofitable.
The company has registered all of its shares at the Jakarta
and Surabaya Stock Exchange on August 14, 1996. In June 1998,
the company changed strategy for its property business, focusing on
sales of groups of medium-priced houses. This was in response to
the collapse of purchasing power, high interest rates and the scarcity
of home mortgages. Then in August 1998, seven foreign investors
bought 118,360,000 shares, or 34.75% of company equity, bringing
foreign ownership to 135,723,085 shares or 39.84% of equity. The
seven foreign investors are: Trentwell Assets Ltd., Canon Securities
Group, Lionrich Investment Ltd., Sunpath Finance Ltd., Vanderian
Holding Ltd., Goodridge International Ltd., and Great Wall Ltd.
Now entering into its eight year, Gading Serpong is a town of more
than 5,000 houses, shophouses, and popular 18-hole Graham Marsh
designed, golf course-Gading Raya Golf Club. To offset cyclical fluc-
tuations in the real estate sales, the company has built and run a
few investment properties, namely Klub Kelapa Gading, Mal Kelapa
Gading, and its Gading Food City, The Summerville Serviced Apart-
ments, Plaza Summarecon, Kelapa Gading Driving Range, and Bursa
Mobil I, II, and III.

billion in the same period of 2007. The net sales stepped down to
IDR106.889 billion from IDR246.117 billion.
Brief History: The Company was established in Jakarta on 14
February1990, with the name of PT Surya Indah Permata. One year
later, the head office of the company was moved to Surabaya from
Jakarta and the name changed into PT Suryainti Permata. It started
producing commercially in 1992 by building 573 units of house cum
shop (ruko) and developing a land plot of 72.3 hectares in Surabaya
for housing plots. The size of the housing plots ranges from 91
m2 to 383 m2 per parcel. The successful debut encouraged the
company to handle the development of Istana Permata Townhouse
Hotel and 26 units of Ruko in Permata Gubeng in 1995. The size
of land plots allocated for townhouses of the hotel ranges from
176 m2 to 368 m2 per unit with the floor space of 352 m2 - 368
m2 a unit. Meanwhile, the size of land plot for a ruko is around
90 m2 - 110 m2 with the floor space ranging from 270 m2 to 303
m2 a unit. The company has two subsidiary companies, and they
operate in the same field of business as their holding company.
The subsidiaries are PT Benteng Tunggal, and PT Duta Windumas
Mitraloka. The company and its subsidiaries have signed contracts
with the Indonesian Air Force (TNI AU) to purchase land plots in
the form of Land Title for Personal Use.
Under the contracts, the company and its subsidiaries have
the right to use land plots belonging to TNI AU for 30 years and
the land plots must be returned to the owner otherwise the con-
tracts are extended. The land plots are located in Jl. Pasar Minggu,
South Jakarta, with a total size of 1.4 hectares, Jl. RE. Martadinata,
North Jakarta (3.75 hectares), Jl. BY Pass, East Jakarta (1.54 hec-
tares) and Kanjeran, Surabaya (10 hectares). In 1996, the company
built 81 units of Ruko (Maygen Sungkono I Project), with the size
of land plot/floor space ranging from 54 m2/190 m2 to 110 m2/388
m2 per unit. According to the General Shareholders’ Meeting in
August, 2000, the company was appointed as sole distribution of
Garuda motorcycles. Meanwhile diversification in e-commerce
business is still in progress.

ment of 630 ha of lower to middle-income housing in its Bekasi
