Plot Area:

168.15 m2 according to the title deeds. However, the October 1975 survey diagram
accompanying the building permit, which is attached to the deed of conveyance for the
property, says the surface area is 175.84 m2.

Existing structures:

5-storey building with basement, ground floor with raised storage area and flat roof
structure, with a total surface area on all floors of 672.89 m2, covering an area of 122.97 m2
on the ground, total building height of 21.20 m and total volume of 2,901.72 m3.

Brief History/Description of Property:

The building has a 8.65 m long façade on Ippokratous St. and is around 21.15 m in depth,
and on both sides is in direct contact with adjacent multi-storey buildings and has open
space at the back of the plot.
The building was erected at the end of the 1970s and is in a relatively good condition. It is
rectangular in shape and the load-bearing structure consists of piles, beams and slabs of
reinforced concrete and the walls are filled in with brickwork.

The ground floor (covering an area of 122.91 m2) houses the main entrance to the building
and the main stairwell. To the side of the building's main entrance (on Ippokratous St.) is a
ground floor shop which has been rented out and is used as an OPAP betting agency.

The 1st, 2nd and 3rd floors all have the same surface are (122.91 m2) and the same layout.
The 1st and 2nd floors are used to house the archives of ETAT S.A. and Corinth Canal S.A.
The 3rd and 5th floors are used by Corinth Canal S.A.

The 4th floor which is set back compared to the lower floors has a surface area of 101.55 m2
and is currently vacant. The 5th floor which is also set back has a surface area of 79.93 m2. It
is currently rented out to the company Corinth Canal S.A.

The basement has a surface area of 122.91 m2 and the flat roof structure has a surface area
of 29.95 m2.

The building has old electromechanical facilities which need maintenance. Heating and
cooling are provided by a fan coils system which is non-operational at present. Locally
installed air-conditionings are currently being used on the floors currently in use.

This property (No. 3052) falls within the Athens Town Planning Master Plan which was
initially approved by Government Gazette 80/D/1988 and amended by Government Gazette
538/D/1996 in relation to the Acropolis Museum, Government Gazette 730/D/2004 in
relation to the Goudi area, Government Gazette Compulsory Purchases & Planning Bulletin
19/2007 in relation to Probonas, Government Gazette 1063/D/2004 in relation to Piraeus

relation to Piraeus.

coefficients for areas in Athens, Government Gazette 312/D/1978)
