EXECUTIVE SUMMARY
1 In 4Q 2021, occupancy rate for the overall industrial property market stood at 90.1%. This was
unchanged compared to the previous quarter, but 0.2 percentage points higher compared to the
previous year. Delays in completion continue to persist. Total available stock rose by only 11,000
sqm in 4Q 2021 compared to the previous quarter, dropping sharply from the quarterly increase of
228,000 sqm in 3Q 2021. For the whole of 2021, total available stock rose by 736,000 sqm. While
this was more than double the increase of 357,000 sqm in 2020, it was still less than the increase of
865,000 sqm in 2019 before COVID-19.

2 In line with the broad recovery of the economy, prices and rentals have continued to rise. In 4Q
2021, price and rental indices of all industrial space rose by 1.4% and 0.2% respectively as compared
to the previous quarter, and 4.4% and 2.0% respectively compared to the previous year.

3 As at end December 2021, around 2.8 million sqm of new industrial space is expected to be
completed in 2022, of which 784,000 sqm was delayed from 2021. Of the upcoming supply, single-
user factory space makes up about 44%, multiple-user factory space makes up 36%, while the
remaining 20% comprises warehouse and business park space.

4 2022 will continue to see the economy recover, with demand for industrial space still projected to be
robust. Any potential rise in occupancy may however be tempered by new completions, although
some delays are still expected in completions. JTC will continue to monitor the market closely and
support the needs of industrialists.

STOCK & OCCUPANCY
As at the end of 4Q 2021, there was 50.7 million sqm of industrial space. In
4Q 2021, occupancy rate for the overall industrial property market stood at
90.1%. This was unchanged compared to the previous quarter, but 0.2

RENTAL
Q-o-Q Y-o-Y In line with the broad recovery of the economy, rentals of industrial
space continued to rise. In 4Q 3021, the rental index of all industrial
0.2% 2.0% space rose by 0.2% compared to the previous quarter, and 2.0%
compared to the previous year.

Rental Index (Private Industrial Space)


PRICE
Q-o-Q Y-o-Y Prices of industrial space also continued to rise. In 4Q 2021, the price
index of all industrial space rose by 1.4% compared to the previous
quarter, and 4.4% compared to the previous year. Transaction volume of
1.4% 4.4% industrial properties, estimated based on caveats lodged for industrial
properties, also rose by 14% compared to the previous year.

INDUSTRIAL GOVERNMENT LAND SALES
In 4Q 2021, the tender for two Industrial Government Land Sales (IGLS) sites targeted for single-user-
development closed. The site at Plot 7, Jalan Papan attracted 3 bids, while the site at Plot 3, Gambas
Way received no bids.

ALLOCATION OF JTC’S
READY-BUILT FACILITIES [RBF]
In 4Q 2021, JTC allocated a total of 88,000 sqm of RBF space to industrialists, which included
69,900 sqm of high-rise space and 11,500 sqm of land-based factory space.

Total RBF returns in 4Q 2021 was 98,100 sqm, of which 52,800 sqm was land-based factory space
and 26,700 sqm was high-rise space. About 82% of the total returns were due to natural expiries or
companies consolidating their operations.

Among the high-rise space that was allocated, about 56% was in JTC’s newer developments which
include JTC Chemicals Hub @ Tuas South, JTC Space @ Tuas, JTC Logistics Hub @ Gul, trendspace, 1
and 7 North Coast, JTC Food Hub @ Senoko and JTC Bedok Food City.

OUTLOOK ON UPCOMING SUPPLY

In 2022, an estimated 2.8 million sqm of
