concluded the following:

APARTMENT RENTAL AGREEMENT

Article 1

The Landlord as the owner gives and the Tenant rents a property in Rijeka, St., registered in the
Land Register of the Municipal Court in Rijeka, Land Registry Department Rijeka C.P. L. Reg.
Insert Sub-insert ,C.D. , which consists of:

The apartment in subject is fully furnished and equipped.

Article 2

The Parties agree that the monthly rental will be =EUR EUR).The Tenant undertakes to pay the
agreed rental to the Landlord monthly in advance, not later than the 5th of the month for the current

utilities.

Article 3.

The Parties agree about the obligation of the Tenant to deposit by the Landlord, for the entire

The Security Deposit serves as a guarantee and will be used to cover the costs of repairing any
damage to the apartment and in the event that the Tenant does not pay the utility bills.
The Security Deposit will be refunded at the end of the rental period if no damage has occurred and
the utility bills have been paid in full.
The Tenant undertakes to pay to the Landlord the amount of the agreed Security Deposit of = EUR
(EUR) as the apartment reservation and when the Tenant moves into the apartment this amount will
be considered as the Security Deposit.
In case that the Tenant does not exercise the rights stipulated in the Rental Agreement i.e. does not
move into the apartment, he/she loses the right to the paid amount of the reservation.

Article 4

The Landlord must allow to the Tenant to use the apartment according to the provisions of this
Agreement. For this purpose, the Landlord must regularly maintain the apartment and the equipment
in serviceable condition at his own expense.
The Tenant shall use the residential premises referred to in Article 1 of this Agreement only for
residential purposes. The Tenant shall use the apartment carefully, protect the apartment and the
building from breakdowns and damage, he shall comply with the house regulation and respect the
peace in the neighbourhood.

Article 5

The Tenant may not sublease or give in use the residential premises or parts of them that are the
subject of this Agreement to someone else without the consent of the owner of the apartment.

Article 6

The Landlord has the right to inspect the apartment used by the Tenant on the basis of this
Agreement once a month with a prior notice, and in case of damage or to prevent damage within
that deadline.

Article 7

This Agreement is concluded for a limited period of 1 year starting from

apartment rental agreement.

Article 8

The Tenant shall provide the Landlord the proof of paid utilities for each month during the period of
rental agreement.
In the event that the Tenant will not fulfil the obligations of this Agreement or will not comply with
the house regulation, the Landlord is authorized to warn him
orally and if the obligations in subject will not be fulfilled within 15 days after the warning, the
Landlord is authorized to dismiss him immediately .

Article 9

The Tenant undertakes to deliver the apartment to the Landlord empty of persons and his
belongings, and in the condition in which he received it, taking into consideration the changes that
occurred during the regular use of the apartment.

Article 10

The Parties agree to settle all disputes peacefully.


In the event of a dispute arising under this Agreement, it shall fall within the jurisdiction of the
authorities of the Municipal Court in Rijeka.

Article 11

This Agreement is made in four identical copies sufficient for the needs of the Parties.
With their handwritten signature, the Parties agree to be bound by their rights and obligations under
this Agreement.
