DEPARTMENT STORES

Department store means a commercial establishment that sells several lines of


merchandise, including
apparel, jewelry, cosmetics and
toiletries, furniture, home
furnishings, appliances,
electronics, sporting goods,
toys, photo equipment,
hardware, auto accessories,
and other household goods and
services. A department store is
a retail establishment offering a wide range of consumer goods in different areas of
the store, each area ("department") specializing in a product category. In modern
major cities, the department store made a dramatic appearance in the middle of the
19th century, and permanently reshaped shopping habits, and the definition of service
and luxury.

GROCERY STORES

Grocery store means a full scale supermarket or neighborhood market where at least
5,000 gross interior square feet are dedicated to products which shall include each of
the following categories: fresh
meat, fresh produce, fresh dairy
products, baked goods,
toiletries, baby food and
diapers, cleaning products,
paper towels and toilet paper,
beverages, canned vegetables
and fruits, cooking oils, flour,
sugar and frozen foods. A
grocery store is a retail store that sells food. Large grocery stores that stock products
other than food, such as clothing or household items are called supermarkets. Some
large supermarkets also include a pharmacy and an electronics section, the latter
selling DVDs, headphones, digital alarm clocks, and similar items. Small grocery
stores that mainly sell fruits and vegetables are known as produce markets or
greengrocers, and small grocery stores that predominantly sell prepared food, such
as candy and snacks, are known as convenience stores or delicatessens.

RESTAURANT

A restaurant is a business that prepares and serves food and drinks to customers.
Meals are generally served
and eaten on the premises,
but many restaurants also
offer take-out and food
delivery services.
Restaurants vary greatly in
appearance and offerings,
including a wide variety
of cuisines and service models ranging from inexpensive fast-food
restaurants and cafeterias to mid-priced family restaurants, to high-priced luxury
establishments. Restaurant comes from the French restaurer, which means "to
provide food for." Restaurants will provide food for you if you've got the cash, and most
of the time they'll even let you sit down right there and eat it. Common examples of
restaurants include burger joints, cafeterias, pizzerias, sandwich shops, steak houses,
seafood shacks, (some) hot-dog stands, ice cream parlors, taquerias, Chinese
takeout, (some) bakeries, and fine-dining establishments.

CLOTHING STORE

A clothes shop or clothes store is any


shop which sells items of ready-
made clothing. A small shop which sells
expensive or designer clothing may be
called a boutique. A shop that sells
clothes for a narrowly-restricted market
such as school uniforms or outdoor
sports may be called an outfitter. Shopping malls usually feature many different types
of clothing stores. Whether you like following the latest fashion trends, or you simply
want to buy new clothes for your young children, your local mall should be your
destination. Buying clothes that you can touch and try on makes more sense than
ordering clothes online.

ACCESSORIES STORE

Fashion Accessory store mean stores that offer for sale primarily costume
jewelry, hair accessories and other fashion accessories. It is a retail business
establishment that specializes in selling
(and also buying) jewelry and watches.
Jewelry stores provide many services
such as repairs, remodeling, restoring,
designing and manufacturing pieces.
Fashion accessories can be loosely
categorized into two general areas:
those that are carried and those that are
worn. Traditionally carried accessories include purses and handbag, hand fans and
umbrellas, wallets, canes and ceremonial swords. Accessories that are worn include
jackets, booths and shoes, cravats tie, hats, bonnets belts and suspenders, gloves,
muffs, necklace, bracelets, watches, eye wears, sashes, shawls, scarves, lanyards,
socks, pins, piercing, rings and stockings.

PHARMACY

A pharmacy (also called "drugstore"


in American English or "community
pharmacy" or "chemist"
in Commonwealth English, or
rarely, apothecary) is a retail shop
which provides pharmaceutical drugs,
among other products. At the
pharmacy, a pharmacist oversees the
fulfillment of medical prescriptions and is available to counsel patients about
prescription and over-the counter drugs or about healthcare and wellness issues. A
typical pharmacy would be in the commercial area of a community. Mail-order
dispensing is a recent development.

TECHNOLOGY STORE

Shopping malls have technology


stores that sell electronics. These
types of stores are ideal if you need a
new smartphone, a new tablet, a new
laptop, a new television, or a new
stereo system.

PET STORE

For shoppers who want to spoil their


beloved pets, most malls have pet stores
where it’s possible to buy pet food, treats,
and many accessories. The pet store is
also the place where you can find your
new friend, whether you love dogs, cats,
hamsters, or turtles. A pet shop or pet
store is a retail business which
sells animals and pet care resources to
the public. A variety of animal supplies
and pet accessories are also sold in pet
shops. The products sold include: food, treats, toys, collars, leashes, cat litter, cages
and aquariums. Some pet stores provide engraving services for pet tags, which have
the owner's contact information in case the pet gets lost. A pet store or pet shop is a
retail business which sells different kinds of animals, pet food, animal supplies, and
pet accessories. In the USA, Pet shops often offer both hygienic care and esthetic
services. Grooming is the process by which a dog or cats's physical appearance is
enhanced and kept according to breed standards for competitive breed showing, for
other types of competition, like creative grooming or pet tuning contests, or just to their
owners taste.

TOY STORE

a shop that sells objects that children play


with, for example dolls or model cars. Toy
stores are filled with toys that can please
kids of all ages. These types of stores are
magical for children. And for parents, they
are an occasion to go back to their
childhood and to remember what it felt like
to look at toys on the shelves of a store.

SPECIALTY STORE

Depending on which shopping mall you


are visiting, you could come across
different specialty stores. Those stores are
where you can find books, calendars,
sports equipment, ink for your printer,
binoculars, gourmet foods, loose-leaf teas,
fancy pocket watches, and many items
that can be difficult to find in other stores.

THRIFT STORE

a store selling secondhand


clothes and other household
goods, typically to raise funds for
a charitable institution. Thrift
stores are where you can donate
clothes and other items you don’t
need anymore, or shop for clothes
and items donated by other people. They are places where you can find unique
treasures for low prices, while giving back to your community.

SERVICES STORE

a store where you can get a particular


services, eswpecially connected with
beauty and fashion. While shopping at the
mall, you can also visit different service
providers. Being able to go to the bank, to
get a haircut, to get your shoes repaired, to
find someone to complete your tax return,
to search for a new job, or to study for your
driver’s license all under one roof can really simplify your life.

KIOSK

Finally, you can find different kiosks when


you go to the shopping mall. Kiosks can be
extensions to the food court of the mall, or
they can simply sell electronics or specialty
items. Local businesses can rent kiosks to
sell their products, since they are less
expensive than stores, and can greatly help improve their visibility.

FOOD COURTS

One of the most popular components of a shopping mall, however, is a collection of


different restaurants known as a food
court. A food court offers mall visitors
with a collection of diverse eateries,
from local franchises to multinational
chains. Venues in a typical food court
operate side-by-side to each other, with
a centralized common dining area to
accommodate customers. The three most widely used practices to operate food courts
are (a) close to large “anchor stores”, (b) near a location convenient for truck deliveries
and (c) dedicated a separate floor or a larger part of a floor to eateries. Although many
shopping malls have full-service theme restaurants, the food court offers customers
the opportunity to sample many different styles of fast food.

GRAND ENTRANCE

The building entrance is an important


feature that provides a transitional
element between the inside and outside
functions. It creates the first impression
of the space a person is about to enter.
Hence, its design should be given great
thought. For example, a water fountain,
or a well-lit mural displaying the theme
of the mall can be used to exhibit the grandeur of the mall.

RECREATIONAL SPACE

Recreational Space means space


specifically designed for recreational
purposes in, on, or under any part of a
building, for common use by the
occupants of such building, and includes
private balconies and terraces
permanently open on at least one side.
In all residential condominiums, community apartment projects, and
stock cooperatives, the outdoor common area, exclusive of all structures,
driveways and parking areas, shall contain a minimum land area per unit as
follows:

A. For horizontal condominiums, seven hundred square feet per unit;

B. For vertical condominiums, where structures average two stories or less,


four hundred square feet per unit; where structures average between two and
three stories, three hundred square feet per unit; where structures average
three stories or more, two hundred square feet per unit;

C. Each vertical dwelling unit shall be provided with a minimum sixty-


square-foot deck. Horizontal dwelling units shall be provided within a one-
hundred-fifty-square-foot minimum deck or private open space.

Minimum dwelling unit size.

All projects shall contain the following minimum gross usable floor area,
inclusive of walls, stairs within the unit, clothes closets, and cabinets:

One bedroom unit: eight hundred seventy-five square feet;

Two bedroom unit: one thousand seventy-five square feet;

Three bedroom unit: one thousand two hundred fifty square feet;

Each additional bedroom over three: one thousand two hundred fifty square
feet plus one hundred square feet each additional bedroom

Types of Condominium Units

Studio
This unit is usually
the most affordable in any
condo development given
the limited floor area. A
studio-type condominium
unit features a design
layout where the open-
plan room serves as the
living, dining/kitchen, and
bedroom. It has the
smallest floor size among
all types of units, making it
the most affordable.
Indeed, there are studio-
type condos for sale in
Metro Manila that can be
as small as 16 square
meters.

Tips: Choose studio units


that have at least an
integrated bathroom and
kitchen, and a balcony that
can be turned into an
additional living area. A
studio is best for single
people and couples.

Loft
If the condo building is blessed with high ceilings, a potential studio unit
is fitted with a loft – an elevated bedroom accessed by stairs. This loft
bedroom is open, looks over onto the main living area below, so this unit is
not ideal for those who are finicky about privacy. Lofts are also tricky to air-
condition so choose one with generously sized windows that can be opened
to save up on electricity bills. This unconventional design, commonly featured
in condominium buildings with high ceilings, is where the usual bedroom is
found. It is a great option for people who want an airy and non-constricting
space to relax or sleep in.

Tip: A loft unit is not recommended for senior folk, couples with toddlers, and
people who have difficulty climbing up stairs.
1-bedroom / 2-bedroom / 3-bedroom Unit

Units with one, two, or three bedrooms cater to couples or small


families. A well-planned three-bedroom unit should have at least two
bathrooms, a hallway leading to the bedrooms, and ma maid’s room/utility
room. The cost depends on the floor area of the unit.

Penthouse

Located on the uppermost floor of a condo, penthouses are the most


expensive units, due to a large floor area plus the exclusivity and privacy
offered to the tenants.This type of unit is found on the topmost floor of a
condo. They are the most expensive units because they offer a larger floor
area plus the exclusivity and privacy offered to the tenants. Some penthouse
can either be flat-level or multi-level. Others even have their own swimming
pool, private elevators, and other exclusive amenities.
Amenities

Public amenities in the classical sense may refer to libraries, schools


and hospitals. In the case of condominiums, the amenities are usually not
publicly accessible. Condo owners share a plethora of amenities and high-rise
condo towers being built nowadays have amenities such as, swimming pools,
barbeques, gym/exercise rooms, basketball/tennis court, media/cinema room,
games/recreation room, common rooftop deck and outdoor patio garden
among several other amenities. These are created to sell a particular lifestyle
(Lehrer, 2012) to residents, as they can enjoy these areas within or in close
proximity to their condo. The term “amenity” can also refer to intangible
elements, such as “good weather, a shoreline, ethnic diversity (or its absence),
options for dining and entertainment, cultural offerings and aesthetically
beautiful architecture” (Storper & Manvville, 2014, 1252).

Condo amenities can be seen in relation to creating a sense of


community for residents in their building. Ute Lehrer uses John Friedmann’s
concept of the “Good Society” in relation to the condominium boom and its
connection to public space in two ways: internalizing condo amenities and
encroachment into public space during the construction period (2016).
Urbanism deals with problems of power and conflicts and this comes into play
when dealing with public and private spaces. This is because private space is
only accessible to certain individuals at the expense of encroaching into public
space. Condo towers in Toronto have a similar role to this phenomenon
because these buildings have their own private realm for the condo residents
but also encroach into public space.

Amenity spaces (and common spaces in general) in condominiums


have 2 primary functions;

 to provide a common area for residents to gather and to help foster a


sense of community
 to provide space that supports the lifestyle choices of the various
residents

When it comes to condominiums and the amenity spaces, how we view


the spaces has changed dramatically over the years as our suite sizes are
getting smaller and smaller. The reality is, the assortment of amenity spaces
that exist in most new buildings are often the result of a sales and marketing
exercise. The appointment of amenities (both in aesthetics and programming)
may lead to a successful marketing venture for a condominium but does not
always guarantee that the spaces will function as intended.

Concierge and Security Services


This is an essential amenity that people look for when buying a new condo.
Whether for safety reasons or for the peace of mind that packages will be
delivered safely, people prefer to have professional services. This is why 24/7
concierge and security services are becoming common in most new
condominiums. Concierges are handling everything from package and grocery
delivery to making theater reservations. Apartment and condo dwellers have
come to expect services that make their lives easier. They are the first people
seen when entering a condominium; their image represents the community.
Condo concierges provide a personal touch for residents, guests, and visitors:
they welcome residents home with a smile, learn their names and preferences,
and attend to security matters and “front desk” customer service.

Rooftop Deck
Most condo buyers look for some additional outdoor space, preferably
with a great view. They feel that it gives them extra breathing room and space
where they can relax. Despite having a balcony, most potential buyers love the
idea of having a rooftop lounge in their building. A rooftop deck is an outdoor
space located on the roof of a large building. Most buildings have access to
the roof and it has become increasingly common that the property owner
remodels it into usable space, perhaps by adding lights, plants, seating and
other decor. Some rooftop decks even have a pool. A roof deck is a rooftop
patio or garden area. These outdoor, constructed spaces are located on the
top of some homes, but are known mainly for being connected to the rooftop
level apartments known as penthouses. Many of these roof gardens are
attractively landscaped as well as finished with fencing for safety reasons.
Gym
A gym is a club, building, or large room, usually containing special
equipment, where people go to do physical exercise and get fit. With many
people being more health-conscious, condo buyers look for a well-equipped
fitness room instead of having to get a membership at a gym away from their
home. The ultimate goal of a gym is to help make its members healthier. Some
health clubs require that new members undergo a health assessment.
Guest Suites
A guest suite is one that usually shares a hallway or bathroom with the
rest of the home. Generally, a guest suite won't have its own private bathroom,
kitchenette, separate living area, etc. People like to have separate guest suites
as a part of their condo purchase that they can use to entertain company.
Guest suites provide a place to stay for friends and family members who come
to visit residents. They provide access to a fully furnished unit and any
available amenities that residents use. Guest suites generally smaller in size
as compared to apartments in the complex and are typically located off the
main building.

Outdoor Garden
Gardens with definitive seating areas are a popular amenity that most
buildings offer. This is because people prefer to have open areas in their
building where they can sit back and enjoy the skyline. Eco-friendly and
energy-efficient residences top the list of amenities most people check in
condominiums. Most prospect buyers and renters consider environment when
searching for the perfect home. They look into energy-efficient home
designs and energy-saving appliances like windows, toilets, and shower heads.
People also look into individual garden plots and earth-conscious building
history and materials.
Meeting Rooms
A meeting room is simply a room that's set aside and is designated
as a place to hold meetings. It's that simple. However, these days, the meeting
room may also double as a place to hold lunch, training sessions, client
meetings, brainstorming and/or strategy sessions. People also look for a
conference room in their building where they can host any impromptu
meetings or small gatherings.

Entertaining Units
Often known as a party room, condo buyers often ask for a separate room
that they can use for hosting a small party or entertaining guests.
Parking.
Each dwelling unit in any community apartment project, condominium
project, and stock cooperative project shall have two covered parking spaces,
one of which shall be a garage. There shall be one guest parking space
provided for each four dwelling units or fraction thereof.

Storage space.
In addition to guest, linen, food pantry, and clothes closets customarily
provided, each unit within a project shall have at least one hundred twenty-
five cubic feet of enclosed, weatherproofed, and lockable private storage
space. Such space shall be for the sole use of the unit owner and shall have
a minimum horizontal surface area of eighteen square feet, and a minimum
interior width dimension of two and seventy-five hundredths feet.
