You need:

Make a lot of targeted questions.

What info do we have before we call them:

 How many days it’s been off the market.

 How much they want for the property.

Phrases you can mention:

property and would like to help you sell it.
 We see a lot of potential in your property and would love to help you
throughout the selling process.

TARGET QUESTIONS:
 What do you think your past agent could have done differently?
 Why do you think the house didn’t sell?
 Was it professionally staged or photographed?
 Do you know how he advertised your property?
 Were floor plans available?
 Did they have a strategy to attract out of town buyers?
 How many offers did you receive?
 How many showing did you receive in the … months of your contract?
 How did you come up with the price?
 Have you remodeled? - When will you be done remodeling?
 Are you currently living or renting the property?
 Have you received any serious potential buyers?
 Would this be your first time selling?

CP - COLD CALLING

Remember:
Your calls need to be under 14 min. Especially if the lead only wants to do one
thing: buy or sell.
Know your intro by heart and well as know what questions you need to ask in each
template.
Know by heart agent’s info and what she/he has to offer.
If the lead wants to buy and sell, focus on the house that the lead wants to sell
(because the agent gets a higher commission). Depending on the time (less than 8
min) you can ask question about the house they want to buy and add it in the extra
notes or fill out the “buyer” template.
Use Power Phrases.
Rapport or empathy.
We can’t grantee anything.
Active listening. If you didn’t hear correctly ask again, don’t wait until the end of the
call to re-ask. It’ll seem as if you weren’t paying attention.
