A MID-RISE MIXED-USE DEVELOPMENT COMMERCIAL SHOPPING CENTER

DESIGN RATIONALE
AS THE WORLD IS STILL FIGHTING IN THIS NEW JUNCTURE OF DISEASE AND
ARCHITECTURE,MANY HEALTH PROTOCOLS IS BEING FOLLOWED EVEN IN PLANNING. THIS IS HOW
THE WORLD PANDEMIC OF COVID-19 SHAPED ARCHITECTURE.RETAIL APOCALYPSE HAS REALLY
AFFECTED FROM THE OWNERS TO THE REGION'S ECONOMY WHERE MANY CHOSE TO SHUT DOWN
THEIR OPERATIONS. AS THE RETAIL INDUSTRY IS SLOWLY GETTING BACK TO NORMAL, EXPERTS
SAYS THAT IT IS TIME FOR RETAILERS TO EMBRACE DWELLING UNITS AS EXTENSIONS OF THEIR
BUSINESS.CREATING COMMUNITY CENTERS WHERE YOU ARE CREATING YOUR OWN SAFE SPACE
BUILDING YOUR OWN CONSUMER.IT IS WHERE GUESTS CAN MEET,EAT,ENTERTAINED AND SHOP.THE
NEW WORD IN THE MALL INDUSTRY IS 'REUSE" AND "REMIX" WHERE OLD RETAIL SPACES ARE
MADE OVER FOR NEW,MORE RELEVANT USES FOR TODAY'S CONSUMER. THE ARCHITECT ASPIRANTS
FROM CAVITE STATE UNIVERSITY PROPOSED A PROJECT TO BE A SOLUTION TO THE ONE OF THE
PROBLEMS OF THE PHILIPPINES WHICH IS SHOPPING CENTERS IN THIS NEW NORMAL THAT IS
CREATING A COMMUNITY CENTER WHERE PEOPLE ARE EASILY CONNECTED TO RETAIL STORES AND
SAFE AMENITIES. IT IS CONSIST OF 4 MAIN STRUCTURES: DWELLING UNITS (EAST AND WEST
WING)THAT CONNECTS A BRIDGE TO THE SHOPPING CENTER (MIDDLE) WHERE CHURCH (CENTER OF
SHOPPING CENTER) IS LOCATED.

DESIGN CONCEPT
BY THE APPROACH OF ARCHITECTURE, THE YOUNG ARCHITECTS/DESIGNER WILL USE BRUTALIST
AND CONTEMPORARY DESIGN STYLE.BRUTALIST BUILDINGS ARE CHARACTERISED BY THEIR
MASSIVE, MONOLITHIC AND 'BLOCKY' APPEARANCE WITH A RIGID GEOMETRIC STYLE AND LARGE-
SCALE USE OF POURED CONCRETE. WHILE CONTEMPORARY ARCHITECTURE REFERS TO BUILDINGS
OF THE PRESENT DAY AND ENCOMPASSES A FREE FOR ALL OF STYLES AND INNOVATIVE BUILDING
COMPONENTS.

DESIGN CONSIDERATION
• VENTILATION-to reduce the accumulation of moisture, odors and other gases
that can build up during occupied periods and from the odor of the
manufactured materials.
• INSULATION-A continuous insulation material can provide consistent thermal
performance, preventing unwanted loss or heat gain and
strengthening the building envelope
• MATERIALS AND WORKMANSHIP-insuring the choice of materials to be durable and
safe, and how it was put together.
• FUNCTION AND SPACE SAVING- the units should be functionable in every area and
to ensure that it has enough space for other needs.
• LAYOUT-ensuring that the model works for the intended vision as it has a
strict requirement with space.
• LAWS AND CODES-ensure that your project complies with the laws and codes to
avoid falling into legal consequences
• CLIMATE RESILIENT-make the modular house adaptive to any climate and
withstand any weather
• AESTHETICS-for a great impact in impression
• SAFETY-ensure the safety of the user and the materials used
• ACCESSIBILITY AND TRAFFIC-ensure a better flow of crowd and easy access for
fellow PWDs
• ZONING-ensuring organized segregation of public zoning from private
especially from dwelling units.
• VEGETATION- to improve environmental quality and inhabitant’s well-being
• ROAD CIRCULATION-for a better vehicular circulation over multiple streets and
intersections to avoid congested roads and accidents.
• SIDEWALKS AND TREEBOXES-for a walkable ambiance of the roads and for a safe
and inviting environment for surrounding community members
DESIGN OBJECTIVES
To provide a community center design that uses brutalist and contemporary style
approach
To design a shopping center with dwelling units that complies to design laws.
To provide a well-designed environment for the community that complies to COVID-19
health protocols called "new normal"
