DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
 
        PAQUITO B. SAMPOLE, JR, Filipino, of legal age, widower, and with residence and
postal address at Block 15 lot 5, Lakeside St., Country Homes, Biñan, Laguna, hereinafter
referred to as the SELLER
 
-AND-
 
       RAYMOND S. FRANCO, Filipino, of legal age, single and with residence and postal
address at 506 Purok 9, San Vicente, Cabiao, Nueva Ecija, hereinafter referred to as
the BUYER.
 
WITNESSETH; 
 
       WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at San Vicente, Cabiao, Nueva Ecija and covered by Transfer Certificate of Title No. 04-
20112002941 containing a total area of Three Hundred Twenty-Nine (329) SQUARE
METERS, more or less, and more particularly described as follows:

        A PARCEL OF LAND (LOT 2582-8-3-L, OF THE SUBDIVISION PLAN, PSD-03-068935,
BEING A PORTION OF LOT 2582-8-3, BSD-03-000962 (OLT) LRC REC. NO.). SITUATED IN
THE BARRIO OF SAN VICENTE MUNICIPALITY OF CABIAO, PROVINCE OF NUEVA ECIJA
BOUNDED ON THE SE ALONG LINE 1-2 BY LOT 2582-8-3-M; ON THE SW. ALONG LINE 2-3
BY LOT 2582-8-3-EE: ON THE NW., ALONG LINE 3-4 BY LOT 2582-8-3-K ALL OF THE SUBD.
PLAN ON THE NE, ALONG LINE 4-1 BY LOT 2582-B-2, BSD-03-000962 (OLT), BEGINNING AT
A POINT MARKED "1" ON PLAN, BEING N. 29 DEG 23W, 407.76 M. FROM BLLM # 15 CABIAO
CAD. THENCE S. 45 DEG 16W 32 82 M TO POINT 2. THENCE N 44 FDEG 44W, 1000 M TO
POINT 3: THENCE N 45 DEG 16E 32.93 M TO POINT 4, THENCE S 44 DEG OBE 1000 M TO
THE POINT OF BEGINNING. CONTAINING AN AREA OF THREE HUNDRED TWENTY-NINE
(329) SQUARE METERS ALL POINTS REFERRED TO ARE INDICATED ON THE PLAN AND ARE
MARKED ON THE GROUND BY PS. CYL CONC. MONS 15X60 CMS BEARINGS TRUE DATE OF
ORIG SURVEY, JUNE 1926- MAY 1927 AND THAT OF THE SUBD SURVEY FEB 7-9, 1994
AND WAS APPROVED ON DEC 14, 1994."
 
       WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above
mentioned property for the amount of (Amount in words) (P 164,500.00) Philippine Currency;
 
       NOW THEREFORE, for and in consideration of the sum of (One Hundred Sixty-Four
Thousand Five Hundred Pesos Only) (P 164,500.00) Philippine Currency, hand paid by the
vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of
Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of land together
with all the improvements found thereon, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.
