Demand Letter - Mike Layugan (F)
Dear all:
I write to demand the full payment of your outstanding obligation amounting to TWO
HUNDRED FIFTY-FOUR THOUSAND PESOS (₱254,000.00).
In the Memorandum of Agreement dated September 18, 2019 (MOA), we agreed to the following:
1. That “[you] now owe [me] TWO HUNDRED THIRTY-ONE THOUSAND SIX HUNDRED
SIXTY-FOUR PERSOS AND .05/100 (P231,664.05), as evidenced by the Promissory Note
herewith attached”; and
2. That “[you] are likewise obligated to pay documentary stamp tax, real estate tax, transfer tax,
registration fee, and all other miscellaneous taxes and expenses necessary in transferring the
Certificate of Title covering the Subject Property to [me]” and that in order to facilitate this, “you
x x x authorize [me] to pay with the concerned authorized, subject to reimbursement,” said
expenses.
In connection with the first undertaking, in the Promissory Note referred to in the MOA, you
promised to pay me Two Hundred Thirty-One Thousand Six Hundred Sixty-Four Pesos and Five
Centavos (₱231,664.05) without need of demand.
Meanwhile, in connection with the second undertaking, I have incurred expenses on your behalf
in the amount of Seventy-Two Thousand Three Hundred Thirty-Five pesos and Ninety-Five Centavos
(₱72,335.95).
Sometime in December 2020, you made a partial payment amounting to Fifty Thousand Pesos
(₱50,000.00), thereby reducing your indebtedness to Two Hundred Fifty-Four Thousand Pesos
(₱254,000.00). This amount, however, has remained unpaid to date despite numerous demands for
payment.
I trust that you will give this matter your immediate and preferential attention.
