SPECIFICATIONS
STRUCTURE
Earthwork excavation 5’0” depth. In case of hard surface breaker at client cost will be used to reach the desired depth
and refilling with selected excavated earth.
Plain cement concrete 1:4:8 using 40mm metal for column foundation 6” thick.
All R.C.C works like column and footing for ground floor plus first floor, grade beam, roof beam and slab are as
required. Before start of the project, client shall be explained for the same.
Building Basement height 3’6” from existing ground level and filling with gravel/quarry dust and watering
consolidation etc.,
WALLS
All the external walls 9” thickness with C.M and internal walls 4 ½” thickness in C.M and plastered with C.M both
sides.
Brick binding and plastering ratio 1:5.

FLOORING
Flooring shall be laid by using 2’x2’ Branded vitrified tiles @ rate of RS. 50-55 per square feet for flooring of all
rooms excluding bathroom area and for bathroom lintel level branded wall tiles and floor tiles for bathrooms @ rate of
Rs. 40-45 per square feet. Granite stones @ rate of Rs. 80-85 per square feet shall be fixed for staircase area, Kitchen
slab and entrance steps.
Terrace Flooring
6mm Blue Metal Suriki with Plastering. Roof cool tile/ Terracotta clay tile / Cool paint at client cost.
DOORS
Main Door – Country Teak wood (Frame, Door)
Bedroom – Frame (Country Teak wood), Skin Door
Bathroom – Fiber/PVC (Frame and Door)
WINDOWS
All windows will be of quality UPVC with fully glazed and pin headed glass and imex hinges. The windows shall be
fitted with suitable steel grills with necessary powder coated aluminum fittings and fixtures. Any type of
designed/tempered glass will be of client cost.
VENTILATORS
All the ventilators will be of quality UPVC frame fixed with glass louvers and safety bars on all bathrooms.
GRILL

TOILETS
All toilet flooring with ceramic tiles, dadooing with color glazed tiles up to lintel height at the rate of Rs. 40-45 per
Sq.ft and shall have hot and cold water mixer with showers.
All attached toilets shall have one branded White color EWC with flushing tank (non concealed) and one wash basin
of size 20” x 16” in white color.
Common toilet shall have one White color IWC branded Orissa pan and wash basin of size 20” x 16” white color with
pipe fittings.
KITCHEN
Sink and cooking platform in kitchen shall be covered with polished granite slab fixed over RC slabs, dadooing with
color glazed tiles 4’0” height over cooking platform on the wall. Opened shelves shall be provided below the RC
slabs.
PAINTING
Inner walls-Brila White Cement (1 Coat), Brila Putty (2 Coat), Asian Primer (1 Coat), Asian Ace Paint (2 coat).
Outer walls-Brila White Cement (1 Coat), Brila Putty (2 Coat on elevation side alone), Asian Primer (1 Coat), Asian
Apex Paint (2 coat).
Main Doors -Teak wood polishing
Windows-Two coats of paint for grills only.
WATER SUPPLY
Under Ground Water Tank – Based on client preference(Brick/RCC) at client cost (extra-Cost is not included in
Building Sq.ft rate)
Overhead Tank –Two white Sintex each with 500Litre capacity
Separate Bore well with motor shall be provided at the client’s cost.
SEPTIC TANK
Under Ground Septic tank - Based on client preference(RR/RCC) at client cost (extra-Cost is not included in
Building Sq.ft rate)
ELECTRIFICATION
The rooms shall have an average of 4 points per room, including circuits with concealed Finolex (FR) wiring up to
ceiling rise. Power points shall be provided, one each in toilet and kitchen with Legrand Mylinc branded switches and
Finolex (FR) cables.
There shall be a TV point, AC unit point and Telephone point in living area and bed rooms with Legrand Mylinc
branded switches and Finolex (FR) cables.
Camera points shall be provided (Camera, cable and other required accessory not included).
